- Best and cleanest rooms in Epsom, without a doubt.
- Ceilings can be very noisy if you have people in the room above. I complained and staff very kindly moved me to another room.

- spacious rooms
- balustrade dangerous due to large opening providing risk of fall particularly for children. would not stay on first floor if had todlers or babies
- balustrade may have complied when built but design would not meet regulations by box measure today
