This is a budget-category hotel in a central, convenient and interesting location. The rooms are quite small but reasonably comfortable. Our room was perfectly clean but some common areas (not the restaurant) were dirty. The staff are excellent, both helpful and knowledgeable. We would have preferred that breakfast open earlier. It's important to note that despite being located in a pretty raucous neighborhood, the hotel rooms are superbly insulated for sound and so the experience is one of blissful quiet.

Staff friendly and fast check in. Around 8 mins from Shinjuku-sanchom station. A lot of restaurants nearby. Lawson just on ground floor and 7-11 just few steps from Lawson. Strong water pressure in bathroom, mattress too soft to me.
