This was a wonderful B&B in most all respects: clean, comfortable, in a great location, private entrance to room w/o going through house, nice breakfast, good parking, quiet, walkable to many places. It would clearly deserve a 5 star EXCEPT for lack of communication prior to and at the start of our stay. We arrived for checkin at 4 pm. No one around. Doors locked. No advance notification of how the process worked despite sending emails directly to their “info@“ email address. We went back online, found a number and called. Ends up they had a contactless way to arrive, which would have been fine HAD WE KNOWN OF IT IN ADVANCE. We then had to ask about breakfast hours — which again, we had emailed about in advance and never received a response. THEN, we had to ask via text about the WiFi. Never did get a response to that. So, if they’ll improve advance communication — even in room written communication about breakfast and WiFi, etc. — then the place deserves 5 stars. We have every intention of returning when we next need to be in Austin. Now, we know the drill — unless they change their process.

Lovely room and breakfast and a great, quiet location whether for downtown or wider Austin area. You can easily walk to Downtown and the Capitol. Bryan and Sherry were lovely informative hosts.

The owners Bryan and Sherry were great! Instructions were clear and all the details covered. The B&B is in a great location in a historic neighborhood and very convenient to downtown. The room was spacious and well maintained. The breakfast was delicious, and the breakfast area very pleasant.

A perfect location - walking distance to historic downtown, quiet, and safe. The hosts were super friendly. The continental breakfast had plenty of choices, and it was more than sufficient to start a day. The room was clean, comfortable, and it had everything we needed. If we are ever in Austin again, we'll definitely try to book a room at Brava House.

Nice room. About a 20 minute walk to downtown. Very quiet neighborhood. Breakfast is only offered for a 60 min window, which kinda detracts from the whole “get away” weekend vibe. Have bad knees and wish I had known that the room was on the second floor without an elevator.
