The Space:

Morning light filters through the large windows, inviting you to stretch on the private patio with a coffee before the city awakens. Inside, wood floors and an open layout let you spread out, settle in, and feel at home between Austin adventures. As evening falls, the flat‑screen Smart TV and comfortable sofa invite you to unwind with a favorite show or share stories with friends in the shared space.



Sleeping arrangements

Four private bedrooms accommodate up to eleven guests. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside surfaces. The fourth bedroom offers a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen sofa sleeper in the living room and a queen air mattress stored in the laundry area provide extra flexibility for larger groups. All bedrooms feature individual code locks for added privacy.



Outdoor living

Step onto the private patio for outdoor dining, a BBQ grill, and a spot to soak up the Austin sky. The property’s shared amenities include a year‑round pool and hot tub, both available during posted hours, and a nearby shared gym. An outdoor playground and open grassy areas give families a place to play and relax.



Kitchen & dining

The fully equipped kitchen offers generous counter space, all the basics for everyday meals, and a breakfast nook with seating for four. It’s designed for both quick breakfasts and longer cooking sessions, keeping you close to the living area.



Work, fitness & extras

High‑speed Wifi supports streaming and remote work, while a dedicated workspace lets you stay productive. On‑site exercise equipment—cardio machines, free weights and a yoga mat—offers convenient workout options without leaving the property.



Neighborhood

Located in the peaceful East Riverside neighborhood, the apartment balances a residential feel with easy access to downtown Austin, the airport, parks, nightlife and major venues. A short drive or rideshare brings you to Zilker Park, live‑music spots, restaurants, museums and city events, while you return each night to a quieter setting away from downtown noise.



Access, safety & stays

A private entrance, free parking and self‑check‑in with a smart lock make arrival effortless. Exterior security cameras and a noise‑monitoring device help maintain a safe, respectful environment. The home is pet‑friendly and welcomes long‑term stays, offering space, privacy and a comfortable Austin base for groups.



Note: The host is not responsible for third‑party amenities such as the pool and gym and cannot offer refunds if they close due to maintenance or unforeseen circumstances.



Guest Access:

The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
