You will love staying at the trailside private guest suite located seconds away from the trails Up Hill Both Ways and Lago Vista, which are both part of the Little Sugar trail system. This suite allows you access to the trails of the Little Sugar within seconds, and you will also be just minutes to Tanyard Creek waterfall, Back40 Trails, Cooper Chapel and all that Downtown Bentonville has to offer. Perfect for the guest that wants to sleep & bike!

This private guest space offers the following:

The living/kitchen: A couch, a 46 in smart TV to allow you to log into your favorite streaming apps, a microwave and a refrigerator/freezer and a Kuerig for your cup of morning joe.

The Bedroom offers a firm, king size bed with luxury linens.

The space also also a bathroom with a single vanity and a small shower.

The space has a mini-split heat/air system so you are able to control the temperature in the downstairs space to your liking.

There is private patio area for the guest space that also includes a bike rack with a lock to keep your bikes safe.

The space is located below another VRBO. You may see other people on the property but the access to the guest unit is completely separate from the main house. The guest space also has its own designated parking space and outdoor area.

Guest will have access to the gravel parking area in front of the house, the side walk leading to the back of the house to the guest suite, the patio area outside of the guest suite and the entire lower level guest suite

Guest will not have access to the covered parking area under the carport, the gravel parking area next to the carport, the upper house area, the deck area that is designated for the main house.


Guest passes for Bella Vista POA amenity’s can be requested at least 7 days before your arrival. The guest pass will give you access to the lakes, gyms, pools, ect. You do NOT need a guest pass to use the bike trails or golf courses.

Please note, the suite is set up more like a hotel. This is best suited for someone wanting to sleep and bike! The suite does not have a full kitchen or washer and dryer.

Needed a cooktop, shower was tiny and water shot everywhere..no hot water in the sink, mini split would not change then figured out the batteries in remote were dead....kinda struggled with everything..toilet rocked, bed sheets were so hot, went out and bought new ones...

Needs Work and Lower Price

It might be adequate at a much lower price. Floor, area rug and bathroom switch deparately need cleaning. Rusty hooks and bar in bathroom need replaced by plastic. Separate soaps for shower and hand-washing would be more hygenic. Sweep the leaves from outside walks before guests arrive. Bed and bedroom were nice. For a comparable price there are much nicer properties in Bella Vista.
