About this property
Quinn Peaks Guest House in the mountains!
Summary: Located right between Bozeman & Livingston, secluded in the Bangtail Mountain Range, this cozy guest house is in a prime location for all Montana adventures - 20minutes to BOTH Bozeman and Livingston, 30-40 minutes to Bridger Bowl Ski Resort, 1 hour to Yellowstone National Park, 1.5 hours to Big Sky Ski Resort, and 20 minutes to famous fishing access points.
We offer back country skiing on the property in the winter months when there is enough snow! Please contact us for more information.
The Space: Get the real Montana experience while staying in the mountains surrounded by 30 acres of wilderness and wildlife, enjoy a spring fed pond and easy access to some of the best State Forest Service land with unbelievable ATV trails, hiking and camping only 10 minutes away at the Jackson Creek Trailhead.
The lower level of the guest house is the bedroom. It includes a King bed, shower, separate sink and toilet room, twin futon, pack n play and separate closet with washer and dryer.
Up the narrow spiral staircase you will find an open space with the kitchen, full bathroom with tub, and the living area with a queen pull-out mattress and space for an air mattress, and a wood burning stove. We have Starlink wifi and a smart TV.
Both levels have decks and access to the exterior.
During the winter, if you would like to use the wood stove, please purchase wood on your way in. We unfortunately cannot provide it at this time.
Guest Access: The entire guest-house space is yours. The driveway to the far right is yours. Any exterior places around the property are shared with the main house.
The Neighborhood: This guest house is in the located in the mountains although we do have neighbors. It is directly next to the main house. The main house will also have guests. The yard is shared with the main house. Please be quiet and kind to other guests, neighbors and wildlife.
Getting Around: We are about 30 minutes from the Bozeman airport. We live up a dirt road. 4x4 or AWD is REQUIRED. The roads and driveway are always plowed, although it's a mountain road and you need to drive slowly and safely. Our neighborhood works hard to maintain this road. We recommend renting a car from the airport or local Bozeman rental company if flying into town. Uber is not reliable.
Other Things to Note: Please check-in using the coded deadbolt on the top level of the Guest house. If guests are in the main house, please park to the far right lower level of the guest house.
The house got a new roof and exterior paint in September/October 2023. Therefore any bookings made before these dates please note: the exterior of the home is dark green with a brown roof.
Interaction with Guests: I will be available via text, phone, and email at all times for any needs. Please don't hesitate to reach out!
During winter, after a snow storm, someone will come plow the driveway and shovel the walkways and decks where possible. This might take place during your stay.

Cozy cabin
The cabin was very clean, comfortable and welcoming!! The only thing that could be improved is more lighting in the kitchen. The property owner was very easy to work with. The road was plowed well even though the area got 14 inches of snow just prior to our arrival. We really enjoyed our stay.
