Wouldn't stay again unfortunately

I thought the hotel was a bit shabby to be honest. The reception area just feels like walking into a charity shop. The staff are great with very friendly service. The rooms lact a tv. Yes, in 2025 no tv which is standard in every B&B you could stay in. Not this one!! For me this was a deal breaker.

Lovely place

From the outside you wouldn’t know how nice it is. Once in it is warm and friendly. The rooms are nice and the breakfast was different but in a good way. We will be coming back, no question about that.

Lots of good things about it. Unfinished at the front but it's got a nice style to it. Very helpful friendly staff. We had a wet room which needed a few more safety grab rails

Lovely staff, great room with views of the beach but surprisingly quiet (top floor). Really comfortable bed and fan was helpful for hot evening. The complimentary breakfast was a lovely touch. Will definitely be back!

Fair hotel but bring your receipt

The hotel stay itself was pretty good, comfy bed and very spacious room for standard plus. There was some dustier areas and one window had a broken seal so the wind was very loud through the night, also the room above us’ floor was very creaky so very loud people were walking around. When we arrived at the hotel I checked in and was told it was a dorm room even though I had booked the standard plus room. I had seen this happen in another review for this same location so i was already a bit concerned it could happen to me too and it did. I’m not sure why my room was changed but the hotel receptionist at the time was very friendly and after I showed my receipt he switched us back to the room I had booked and offered to help with the bags up to the room which I appreciated. Overall the stay was pleasant, the location was good too but I wouldn’t prioritise coming back here due to the hassle of getting my room that I booked

The room we had was a pretty salmon pink. Even though we hadn't booked a sea view we still had a little slice of it from our window at the side of the building. The room was clean and we had a great night's sleep both nights. The whole hotel is beautifully decorated. We didn't try the breakfast because we had plans both mornings but there was a small area in reception to buy snacks and drinks which I thought was a really nice touch. The hotel is also in a great location, directly opposite the beach and a few minutes walk up the road leads to streets filled with shops and places to eat. The person manning reception was very helpful and friendly, and recommended us an area of town away from the more touristy areas to shop and dine. Would definitely recommend!

We were going to an event at the Brighton Centre, so the location of the hotel was perfect and easily walkable from the railway station. The hotel was quirky, being in an old building and clean. Our standard room was compact, with a comfortable bed, good shower and everything we needed for our short (one night) stay. The breakfast was also nice (not the full English) with tea, coffee, fruit juice, excellent yogurt, granola and toasted sourdough. We would consider booking again when we're next in Brighton.

Spacious room

We were surprised how spacious our room was and has an incredible view of the beach. We paid for breakfast but it was very basic so decided to eat out as there's so many local places to eat. Would distay here again.
