Some houses announce themselves before you reach the front steps. This one does it with a deep porch, tall windows, and a paint job that makes people slow their cars down. The Painted Lady has kept her 19th-century bones intact: wide plank floors, carved trim, decorative mantels, and doorways that frame one room neatly into the next.

The living room is the natural landing spot, with soft seating arranged for actual conversation and enough room that nobody ends up perched on the arm of a chair. Light moves through it all day. The dining table seats six under a warm pendant, set for slow breakfasts and dinners that run long past dessert. The kitchen is fully equipped and genuinely built for cooking, with counter space to prep a real meal and a window over the sink.

It is also, quite possibly, the best water you will ever cook with. The house runs on a whole-home RainSoft treatment system, so every tap in the building delivers soft, conditioned water, from the morning shower to the last round of dishes. Reverse osmosis filtration handles purity, and a dedicated alkaline spout at the kitchen sink pours smoother, mineral-rich drinking water. No cases of plastic bottles required.

Outside is where the house really opens up. Coffee tastes better on the balcony, and the porch does its best work in the late afternoon. Out back, the fenced yard gives kids and games room to run, the grill handles dinner, and the firepit takes over once the sun drops behind the ridgeline. Bring marshmallows. You will use them.

The setting is the other half of the appeal. You are on one of Catskill's most storied residential streets, a two-minute walk from the Thomas Cole National Historic Site, where the Hudson River School began. The village center is a short stroll in the other direction, with independent shops, galleries, coffee, and weekend markets. Down at the water, riverside parks look across to the Rip Van Winkle Bridge, and Olana sits on the ridge just beyond it, roughly ten minutes by car. Hudson and its long main street of antique shops and restaurants is about fifteen. Head west instead and the mountains take over: Kaaterskill Falls and North-South Lake in about half an hour, Hunter and Windham in roughly forty
minutes for skiing, hiking, and fall color that people drive hours to see.

View the landscapes in person by hiking the Catskill Mountains. Then, visit local farms where there’s a lot to pick: apples in the fall, strawberries in the summer, and vegetables in between.

Local Attraction: Hunter Mountain Ski Resort, Windham Ski Mountain and Resort, Hunter Mountain Ski Resort, Rip Van Winkle Lake Park (just a 1–2 minute walk and literally around the corner from the home), Windham Path, Windham High Peak, North Lake/South Lake hiking and kayaking area, Kaaterskill Falls, Hensonville’s farm-to-table market, Maplecrest trailheads, and the nearby towns of Windham, Tannersville, Hudson, and Catskill.

Home Truths:
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- The property sits on a street in town, so expect street noise.
- The standard interior fireplace is not intended for guest use.
- The case iron stove uses natural gas and is properly vented.

Parking Details:
- Driveway parking for 4 cars max (parked in tandem).
- Parking is not allowed in the street or on the lawn.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
