Casa Nova Estate<br><br>The Casa Nova estate, located at the foot of the medieval village of Chianni, was completely redesigned and fully restored in 2015. It comprises the main house, Casa Nova Grande, with 2 bedrooms; the smaller house, Casa Nova Piccola, with one bedroom and a pull-out couch; and a spacious garden with a pool and several parking spaces.<br><br>The property is always available for exclusive use.<br>The rental price applies to the main house, Casa Nova Grande. Starting with the 5th guest, Casa Piccola is also included in the rental, with a fee of 35 € per night per guest. If it is not needed, it remains unrented.<br><br>Casa Nova GRANDE<br><br>The main house has a total area of approximately 95 square metres. A small open staircase leads to the bright and open living area, which, in typical Tuscan style, includes the kitchen and dining room. A large double door opens onto the modernly furnished terrace. A special feature is the ceiling structure made of solid wooden beams, which spans the entire living area. At the rear of the ground floor is a bedroom with a double bed (1.60 m) and an adjoining ensuite shower room.<br><br>From the living room, a staircase leads to the upper floor, which features the second bedroom (double bed, 1.60 m) with an adjoining ensuite shower room, as well as a small studio with a view of Volterra.<br><br>The house’s lovingly decorated interior features select 18th-century antiques.<br>Of particular beauty are the tastefully restored lion-shaped couch and the bookcase adorned with elegant carvings. The extendable dining table seats up to 8 people.<br><br>The view of the medieval Castello di Chianni, which is beautifully illuminated in the evening, is a special experience.<br><br>The kitchen is equipped with a stove with oven, a large refrigerator with freezer, a dishwasher, a microwave, and other kitchen appliances such as a kettle and a Nespresso coffee machine. <br>The living room features a satellite TV with a DVD player, and Wi-Fi is available throughout the house, as is air conditioning (part of the "all-inclusive" package).<br><br>Casa Nova PICCOLA<br><br>On the opposite side of the outdoor staircase is the smaller Casa Nova Piccola, measuring just under 31 square metres and featuring a front pergola. The living area of the house, which includes the kitchen and dining nook, is accessed through the covered and furnished pergola (25 square metres). From the living area, you enter the bedroom, which features a double bed (1.60 m), a large closet, and an adjoining bathroom with a shower.<br>The couch in the living area can be pulled out to provide two additional sleeping spots. <br><br>In addition to the kitchen appliances (2-burner stove, refrigerator, Nespresso coffee maker, and electric kettle), the amenities include a satellite TV, as well as Wi-Fi and air conditioning throughout the house.<br><br>GARDEN AREA<br><br>Both houses are located at the upper end of the property, connected by a decorative wall featuring an illuminated statue. Between the two houses is a cosy seating area that enjoys pleasant shade in the afternoons. Near the smaller house stands a shady mulberry tree, while the larger house borders a lawn featuring a 200-year-old olive tree. The spacious terrace, which enjoys sunshine all day long, is paved with natural Tuscan stone tiles and connects to both houses. It extends all the way to the pool (4.5 x 9 m), which features lounge chairs and a sofa set. Below the pool area are four parking spaces, flanked by olive trees. The entire property is fenced and landscaped with Mediterranean plants. The gate at the entrance opens via remote control. At night, the pool and outdoor area can be illuminated, offering a romantic view of the Castello lit up at night.<br>Cleaning fees for the houses must be paid in cash after your stay (€100 for the large house, €40 for the small house). Check-out is by 10:00 a.m.; check-in is available after 4:00 p.m.
