The chef inspired kitchen is bright and open with plenty of space to relax and enjoy your morning coffee, put in a few hours working if you must, or cook a fun family meal. We strongly encourage guests to purchase travel insurance at the time of booking in case you need to cancel outside of our cancellation policy for any reason. The travel insurance covers severe weather and other unexpected trip interruptions. If you choose not to purchase the insurance please be sure you have read and understand the cancellation policy.

House Rules:
We require a pre-registration form and proof of identity after you've reserved, so we will need your email address. It will need to be returned to us, via email with a clear a picture of your government issues ID (Passport or US Drivers License), as well as a selfie with your ID. We will also require your cell phone number so that we can create your door code which we will provide prior to your arrival. The guest reserving the space must be at least 25 years old for insurance purposes. All guests who will be staying in our home must be registered, both adults and children. The host reserves the right to cancel any reservation if there are any non-registered guests present and there will be no refund issued.

We require all paperwork and proof of identity to be returned completed within 48 hours of registration. There will be no refund or compensation in case you would not comply with this requirement.

1. Please park your vehicle in the designated space, labeled #9. If you have a second vehicle, you must find a spot that is not numbered, or your vehicle may be towed (at your expense). These extra spots are VERY limited and available on a first come first serve basis.

2. Please WATCH YOUR STEP when transitioning from the kitchen into the dining room/living room, the master bedroom to the master bathroom, and from the bedroom into the laundry room. There is a slight step, so please be careful.

3. This is a strictly NO SMOKING/NO CANDLE BURNING property. There is no smoking in OR around the villa. That includes tobacco, marijuana, and vaping. The owner is allergic to smoke so if this rule is breeches you will be charged a $800 fine plus the cost to fully mitigate (approximately $4000).

4. There are NO PETS allowed. The community requires a permit to have pets in the unit and ours does not have one. The owner is also severely allergic to most types of pet dander, so NO PETS are allowed! If you choose to break this rule you will be charged a $800 fine plus any all all cleaning and mitigation fees (approximately $4000)

5. DO NOT put any pots and pans or Henckels knives in the dishwasher. These all need to be washed by hand, especially the knives, as they are chef knives.

6. Check out is 11am on the day of your departure. There are no exceptions as we have back-to-back reservations and need to ensure that the villa is as clean and ready for our new guests, as it was for your visit. There will be a $25 Charge for every 15 minutes beyond 11Am. For Example, if you leave at 11:30AM there will be a $50 Charge. If you know you need a late check out, please ask in advance and we will do everything in our power to try and accommodate your request if possible.

7. All trash must be collected, taken out of the unit, and dropped off at the dumpsters when you depart. Please be sure all dirty dishes are loaded into the dishwasher and towels are in the bathrooms.

8. Damage – Accidents happen, please be sure to report any damage that has occurred. In the event that damage to the property, or its contents is not covered by our insurance, or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

9. The majority of our neighbors live here full time. Please minimize noise between 10 p.m. and 8 a.m. to ensure our neighbors can enjoy a night of undisturbed sleep.

10. The pool key is located in front entrance hall on a hook. There is a $75 charge if the key is not left in the unit. We've provided beach towels for your stay, so please ensure they are returned to the unit when you come back from the pool or you will be charged for a lost towel fee of $25.

11. No parties or events are allowed.

12. It is the responsibility of the renter to ensure that any visitors also comply with our House Rules.

13. Children should be supervised at our property by adults, and guests are responsible for the safety of their children at all times.

14. Absolutely no illegal activity is allowed.

15. PLEASE do not take our pillows or towels with you or you will be charged both a replacement and an inconvenience fee! These are for your use while you are visiting only!

16. This is Florida, we have BIG bugs and Lizards!! Unfortunately, it is extremely hard to 100% eliminate so occasionally you may get a visit from a lizard or a lovely flying palmetto bug and unfortunately, this is completely out of our control. We have monthly pest control inside and around the unit to prevent as many intrusions as possible, but again, this is Florida and they cannot be fully prevented…welcome to paradise! Please be sure to seal all of your food to prevent tiny sugar ants.
