The recently remodeled and fully equipped kitchen is a chef's delight, ready for preparing delicious meals to be enjoyed in the expansive dining hall that can comfortably seat the entire family.

Step outside to discover a host of amenities designed for outdoor entertainment and relaxation. Lounge in the covered bar area with outdoor seating, sway gently in the covered bench swing area, or enjoy a meal at the covered picnic table area complete with a charcoal grill for BBQ nights. The property's dock offers the perfect spot to moor your boats and jet skis, allowing easy access to the crystal-clear waters of Lake Sinclair. We also provide 6 Kayaks and a floating lily pad for guests to use. We do recommend that smaller children have their own fitted life vest.

MAIN LAYOUT:
Main floor that you walk into has a living room sitting area and 2 full size bathrooms on this floor as well as the 3 bedrooms listed below.

#1 Primary King Bedroom w/private attached bathroom, TV, ceiling fan, closet & dresser space.

#2 King Bedroom w/ceiling fan, TV and closet space.

#3 King Bedroom w/ceiling fan, TV, and closet space.

Sunroom with tons of windows that overlooks the beautiful outdoors and lake. This room is connected to bedroom #2 & 3. There is also a coffee bar and sitting area for 4. Perfect area to wake up, enjoy a cup of coffee and enjoy the amazing view!

UPSTAIRS:
#4 Bedroom is the bunk room featuring 4 custom built bunk beds with queen beds (top and bottom). There are steps in between each bunk bed making it accessible to the top bunks. There is also a living room sitting area, TV, ceiling fan and a private attached bathroom with a stand up shower, smart vanity mirror and toilet.

DOWNSTAIRS:
You will find 2 living room spaces, (there is a queen sleeper sofa for additional sleeping, bedding must be requested) laundry area, a full bathroom with shower tub/combo. The kitchen is FULLY equipped with anything you may need to make a great meal. There is a bay window with bench seating in the kitchen to sit and enjoy some morning brew or to hang out and conversate together during meal prepping. There is a dining breakfast area that seats 6. Outside of the kitchen you will find the Dining Hall. This space is a super spacious space welcoming the entire party to enjoy a great meal together. This offers bench seating. The Dining Hall has AC mini splits to keep this area cooled off. Walking out of the dining room into the screened in porch sunroom equipped with 3 ceiling fans and outdoor seating.

OUTDOORS:
The outdoor space is incredible! You will find a covered bar area with seating and a ceiling fan. A covered bench swing area with ceiling fan. Outside of the sunroom area right next to the lake there is another covered area with a charcoal grill (bring your own charcoal) and a picnic table. Right next to this area you will find two round stone tables and benches equipped with umbrellas, a great area to have lunch/outdoor dining right next to the water! There’s also 2 kayaks w/paddles available for guests to use. Be sure to bring your own fitted life vests. Using the kayaks is at your own risk.

OTHER DETAILS TO NOTE:
All Pets must be approved. Please send us a message with how many pets, weight, and breed. We ask no more than 3 dogs allowed. Pet droppings must be cleaned out of the yard. (We have provided the bags) All dogs must be kenneled if you leave the property. The pet fee is $350. There is no exception to this. If you bring unauthorized pets you will be billed at a minimum of $450. We do not allow pets on the bedding or any furniture. Any signs of pet hair on any bed or furniture piece will be billed back to the guests for additional cleaning services.

The property is on 2.35 acres and is fenced in. There is a gate with wheels at the entrance that you will need to open upon arrival.

Any additional guests must be approved over the limit of 14 (including children), by the property management team.

Coffee bar start-up. We offer a Keurig and a drip coffee maker so for our coffee drinkers we do recommend you bring all you need for your visit.

We do recommend that you bring anything additional you may need during your stay!

This property is a 15-20 minute drive to GMC & GCSU. We are approximately 60 miles from the PGA Masters Tour in Augusta. Milledgeville & Greensboro, GA offers various dining options, entertainment, and activities for all ages. There is a Walmart in Eatonton near 10 minutes away and a Kroger in Milledgeville approx. 15 minutes away from the property. Their is a neighborhood boat ramp 1/2 a mile from the property. You can tie your boat and Jetskis off on cleats at the dock. Be sure to bring your bumpers! This is a pet friendly home.
