Poorly lit car park and access to room which was in a separate building. Directed to a separate building through the car park with no lighting. Room was heated with a portable heater as towel rail and radiators not in action so was very cold when we arrived. Pleather headboard peeling. Cobwebs. Window blind not fit for purpose, light pouring into room as soon as it started getting light. Peeling ceilings. Cat in restaurant and sitting on tables.

Lovely building, but in very poor condition and really needs major refurbishment. Corridor carpets were worn and in held together by tape on some stairs. Our room was small and in poor condition- peeling, flaking wallpaper and plaster, one wardrobe door completely missing, all paintwork chipped, stains, splatters and a couple of hairs on the walls. Shower water flow was poor and barely lukewarm. We were only here briefly for one night otherwise would have requested a different room. Staff were courteous and friendly though, and the star attraction for us was Magnus the wonderful hotel cat, who we spent ages petting in the reception area (my main reason for booking a room here!).

Good location, easy access to local shops bars,restaurants in Morningside. Also bus stops outside hotel gives good access to Edinburgh town centre .Bus service is frequent , No 11 into centre of Edinburgh. Only drawback could be that there is no lifts in hotel, we had to climb over fifty steps to get to our room on top floor. Also after leaving main areas ,stair carpets are grubby and worn.Main bedroom could do with being redecorated,,though bathroom loooked recently refurbished. Did'nt detract from our short stay overall.As we were out most of the day and evening. We would stay again as we thought the price we paid was good value for money.

The room we had was very small and dark. It had all it should have but not what we were expecting. There was no room service, no refreshing of tea/coffee mugs and tea/coffee selection. If we had a view from our room - we did not it was on the lower/ground floor- it would have been wonderful, sadly not for us. Would not stay here again.

This hotel is a cosy, well staffed, friendly space, within walking distance of Edinburgh town, along a bustling street of many many cafe’s, restaurants & eclectic shops & boutique’s.

Lovely breakfast. Had to wait for about 5 mins to be served at bar after we arrived. Nobody working at bar. Could be a better stay if we had a better view from our room. Room smelled of paint and there was paint spilled on bits of the carpet.

I travelled with my partner and 10 months baby. I have to admit I only look at the reviews but I had completely overlooked the fact that it is a very old hotel. I sincerely appreciate the hotel staff to help carry my suitcase up to the second floor with the help and support from the receptionist is outstanding. but everything else is a nightmare. There was a spider the size of my baby fist, the room floor carpet was definitely not clean or at least appear clean. The shower water drips out so you have to take 2X more time to wash. The baby co sleeps with us and having 2 singles put together is fine but then you get the gap in between which the hotel can cover it with a topper? Unfortunately with the price we paid, I don’t think is worth. I hope you can look into improving the hotel condition.

The hotel itself is beautiful restaurant food excellent with good service - staff attentive and welcoming - the bedroom however was poor by any standards - really due a major makeover - even although the price per night was very competitive - did not match decor of travel lodge or Ibis - very disappointing

The hotel albeit beautiful on the outside, needs a really good refurb. The carpets are all tatty and there are lots of stairs! My TV in my room kept losing signal which is super annoying, then the remote control wouldn't work at all so I had to get up and manually switch it off. I did report this to reception but it wasn't acted on. The water pressure was really low and the shower took ages to warm up. The rooms all need a good decorate, the bathroom however was lovely My key wouldn't work twice. The lovely receptionist sorted it but it was really inconvenient having to trail all the way back to reception twice. Great for parking. .
