This hotel was fantastic. It was right in the center of everything. And it is very safe. You have about 5 different keys to get into different metal gates and doors. I absolutely loved it here. Definitely recommend, extremely walkable.

The actual residences were in a different building than the place of check in and were only accessible through a few flights of stairs. Check in was super efficient. The rooms itself were very spacious and appreciated the big balcony. Be wary of mosquitos if the doors are left open as you could see squished mosquitos on the walls. Wifi was a little spotty for the room we were in but still manageable. Towel service/housekeeping was not provided on a daily basis. Overall, pretty decent as the location was quite central and is a walkable distance to the train station or 1 bus away.

Check in process was cumbersome too far to walk to leave luggage. Somebody should’ve met us there at the hotel and had a safe place to store our luggage. I still would’ve paid to have my luggage stored, but the walk was ridiculous.

Could not get the water temp in the bathroom/shower adjusted properly it went from scalding hot to freezing cold without warning . There were mosquitoes flying around all over in our room, one flew up my nose. We had five different keys/ five different doors we needed to access to get to the room. We couldn’t figure out at first how to get out of the gate by the steps so it was like we were in an escape room until we figured it out. Needed to walk up four flights of steps to get to room, with all our luggage, no elevator, exhausting! The air conditioner made noises all night. The bidet made gurgling noises at night. The towel rack in bathroom looked like it had dried feces on it.

You have to go somewhere away from the property to check in, the lady was very rude (but it might just be a culture clash - I’m an American and expect friendly service), and there was noise all through the night between people partying, the police, ambulances, and the revving of motorcycles. I didn’t get much sleep, but they were nice enough to hold my bags the last day so I could walk around the city and see more things before heading to the next city.

Absolutely loved our stay here. The terrace French doors and the high ceilings made me feel like I a Victorian princess. I loved opening the doors and the patio doors for the view and for breeze. There are stairs to the property and you have to check in a bloc or two away so be prepared to walk but with the stairs came a ton of safety!!! Four locks to get through. Felt super safe here. I also loved how we were in the heart of Florence but from the back patio it was so quiet you didn’t hear any of the bustle. Concerned was super communicative the days leading up, answered any questions and got us checked in as soon as possible. Would def recommend!!!

A great location to get around and see most of Florence! Room was clean and had ample space! It does have a fair amount of straits to get up with no lift so was tough carrying up the suitcases but otherwise highly recommend

We almost got locked out and missed our train the day we left - the staff operate between 10am and? We were told to leave all our keys in the room when we checked out - but one of the iron doors was locked and we could not open it without a key. It was a terrifying experience. Also the common area (the yard was extremely unkept) and we saw tons of flies while trying to figure out how to get out of the place .... Never again!

Very convenient location walkable to nearly everything including some good restaurants and breakfast spots. The building is a bit rustic but has all the basic amenities. Our water pump / plumbing was a bit noisy but not to the point it effected our sleep.

The only real upside to this place is its central location—if you're just looking for somewhere to sleep and don’t care much about comfort, it might work for you. But be prepared for several inconveniences. First, check-in is not at the building itself; it’s a few blocks away, which was not clearly communicated beforehand until you arrive. There’s no elevator, so if you have heavy luggage, you’ll be carrying it up multiple staircases. You’ll also need to juggle five different keys just to get to your room—yes, five. Once inside, the room smelled musty and moldy, and it looked nothing like the photos on Expedia. What was advertised as a bright, clean room was actually dark, dated, and worn. On top of that, there’s no housekeeping service during your stay, which made things feel even more neglected. This could be a last-resort option for someone on a tight budget who just wants a place to sleep near the center—but manage your expectations carefully.

The shower was cold (we had a little bit of warm water for few seconds only) The instructions to the get there were not clear. We had to go to an other address to get the Keys and we were told about it at the last minute (we were already to the hotel and had to walk from there to get the keys )

Water was out for 2 days and the 2 days prior had only cold water. Restroom had mold around the shower and the floor. Property is large & beautiful though. High ceilings and great view. Very central to the Duomo.

5 (five) gates with keys to get into your room- endless steps to get to room makes this hard to recommend. The price was less expensive than others I stayed at and the location was excellent, however the lack of ammenties and ridiculous amount of keys and locks to go thru and the endless steps make it a 2 star at best. P.S. main door is very difficult to open as you have to slam into door with full force if your body to push it open.
