~ THE LAYOUT IS IDEAL FOR GROUPS — with 4 master suites (each with its own bathroom, balcony and ocean view), plus a fun bunk room that sleeps up to 7. There's room for everyone, whether you're hosting extended family, a group of friends or a wedding party.

~ THE OPEN-CONCEPT MAIN FLOOR brings everyone together with a large, cozy living room (featuring a 60" TV and electric fireplace), a full dining area and a chef-style kitchen with a professional gas range, full-size fridge and all the essentials for cooking big family meals.

~ On the top floor, you'll find THE GAME ROOM — a favorite hangout spot with a pool table. Step out onto the upper deck to take in panoramic views of the ocean and river.

~ THE LARGE, FENCED-IN BACKYARD that leads directly to the beach. Guest access

- You'll have exclusive access to the entire property, including all appliances and amenities, ensuring complete privacy and enjoyment throughout your stay. Garage code and smart lock access will be provided after booking.
- Feel free to contact us for any service at any time; from 10am-6pm and 24/7 in an emergency.

Additional rules

Make your stay a stress-free experience by following our house rules:
- Weddings & Events! Please note: there is an additional $1,250 event fee (on top of the rental cost) to host an event on the property. Permits and specific guidelines apply, as outlined in the rental agreement.
- Check-in time is at 3PM-12PM and check-out time is before 10AM to allow us to prepare for the next guests.
- To ensure a healthy and pleasant stay for everyone, we maintain a strict no-smoking policy. This policy encompasses traditional smoking, vaping, and the use of electronic cigarettes.
- To maintain a harmonious environment for all our guests, we have a strict ‘no pets' policy.

QUIET HOURS.
Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
PETS
The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
SMOKING POLICY
Smoking on the Premises is prohibited. If the Guest is found to have smoked inside the Premises, this Agreement and any Security Deposit shall be forfeited.
FOLLY BEACH SHORT TERM RENTAL RULES
Guest is required to follow Folly Beach rules for short term rentals. Any violation of rules, which results in a formal violation issued to homeowner will result in a $500 fine.
ELEVATOR
must be is found in working / functioning order (minus mechanical / equipment failures). This includes improper use / improper stoppage of elevator and leaving the inner gate open (thus causing system lockout). If elevator is not found in working order, a repair fee of $175 (charged at cost) will be deducted from damage deposit.
