Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

Pet Policy
Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up all poops.

Dining
The dining room comfortably seats 10–12 guests.

Water System
The home is on a shared community well water system.

Accessibility
Stairs are required to enter the property.

Kayaks & Paddles
Kayaks and paddles are available for guest use. Please secure all items and remove them from the dock after use, then return them to the garage when finished.

Pool Floaties
All pool floaties must be secured and removed from the dock after use. Please return them to the garage once you are done.

Life Jackets
Life jackets are located in the storage container by the dock. For safety reasons, all guests are required to wear a life jacket when using any water equipment.

Fireplace
Firewood is not provided for the fireplace. Guests are welcome to bring their own if they wish to use it.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
