The Space:

Welcome to Rosetta Rise, a brand new coastal home thoughtfully designed for relaxed seaside living between Victor Harbor and Port Elliot.



With four bedrooms, three bathrooms, quality finishes and plenty of space to spread out, the home is ideal for families or groups looking for a comfortable Fleurieu getaway. Upstairs, the open-plan living area is filled with natural light and opens onto a private balcony, the perfect spot for slow mornings, afternoon drinks or enjoying the sea breeze.



The home includes four bedrooms:

Upstairs

• Master bedroom – King bed

• Bedroom 2 – Queen bed

Downstairs

• Bedroom 3 – Queen bed

• Bedroom 4 – Queen bed



For bookings of 5 guests or more, all bedrooms will be available. For bookings of 4 guests or fewer, one downstairs bedroom will be locked unless requested. If you would like access to the additional downstairs bedroom, this can be arranged for $40 per night.



The home has central ducted reverse-cycle heating and cooling throughout the upstairs living area and bedrooms. Downstairs, there is a reverse-cycle wall unit in the living room, along with heaters and fans in each downstairs bedroom. The downstairs bedrooms also benefit from the natural sea breeze in the warmer months.



The Neighborhood:

Rosetta Rise is perfectly placed between Victor Harbor and Port Elliot, giving you easy access to some of the Fleurieu Peninsula’s favourite beaches, walks, cafés and local experiences.



From here, you can:

• Walk or cycle the coastal trail between Victor Harbor and Port Elliot, taking in ocean views, native bushland and quiet stretches of coastline.

• Spend the day at Horseshoe Bay in Port Elliot, swimming, snorkelling or enjoying a picnic by the water.

• Wander along The Strand in Victor Harbor, browsing local shops, galleries, cafés and restaurants.

• Pick up fresh seafood from Harbor View Fish Café or a famous pie from the Port Elliot Bakery.

• Visit the Victor Harbor Farmers Market on Saturdays for local produce, artisan foods and handmade goods.

• Head to The Bluff lookout for sweeping views across Encounter Bay, especially beautiful at sunrise or sunset.



Other Things to Note:

This is a very strictly non smoking and vaping property both inside and outside. Non compliance with this will result in fines of $250.

No parties, no schoolies.

Must be 25 years of age to book.

Sorry, no young children under the age of 12, though infants are welcome. Guests must bring their own cots; a high chair is provided. Please note there is no stair gate.

One well behaved non-shedding dog is allowed on holiday with you, but please let us know beforehand. A $75 pet fee will be payable.



Our properties are fully self-contained and we supply starter provisions consisting of laundry powder, dish liquid, dishwasher tablets, a dish cloth, bin liners, milk, coffee, tea, sugar, olive oil, salt and pepper, as well as bathroom amenities (shampoo, conditioner, body wash, and soap). A spare roll of toilet paper is provided per toilet. Please note that these complimentary provisions are supplied to get you started for your holiday and are not replenished during your stay. We provide bathroom linen for the number of guests included in your booking only. Please bring your own beach towels. Bathroom linen is strictly not to be used for the beach.



A 25% deposit is required upon booking confirmation. The remaining balance is due 7 days before your stay. Cancellations made during the refundable period will receive a refund of all payments made, less a $30 cancellation fee.



A pre-check-in form must be completed before arrival, which includes submitting a valid ID, a selfie, and agreeing to our terms and conditions. Pricing reflects standard occupancy and associated household use. Accurate guest numbers must be confirmed prior to arrival to ensure the home is prepared and serviced accordingly.
