As you descend the stairs to enter the home, you will feel at peace at your lakeside oasis. The entry level of the house is equipped with 4 bedrooms and 2 full baths. Immediately inside the front door is a bedroom furnished with a day bed and trundle, just across the hall from a full, 4 piece washroom. Down the hall is a bedroom furnished with a queen bed and a beautiful view of the lake. Continuing down the hall is the first master suite, which is outfitted with a queen bed and a private, full 4 piece washroom. To finish off the entry level of the home is a stunning loft bedroom that overlooks the sunroom, with breathtaking views of the lake.

Just down the staircase you enter the main floor. This open concept floor plan is perfect for family gatherings! It includes a custom gourmet chef's kitchen, complete with stainless steel appliances, a wine refrigerator, custom maple cabinets and beautiful quartz countertops. The enormous, farm-style dining table is ideal for breakfast, lunch, and dinner, set in front of a massive wall of windows to thoroughly enjoy the view of Seneca Lake.

The open concept main floor continues into the gathering areas, with an oversized leather sectional sofa which provides a great place to watch the game or a movie on a large flat screen TV, or just play board games with the family. Need more seating? No problem. The main floor continues into a spacious sunroom, complete with two full sofas and a comfortable reading chair to make this vaulted ceiling room the next best thing to being outside.

Discreetly tucked away behind the great room is a quiet queen bedroom with a mounted, flat screen television. This bedroom is directly across the vestibule from the main floor, full 4 piece washroom.

The final master suite is down one more set of stairs on the ground floor, and is a private lakeside retreat! This suite has a queen bed, 3 piece bathroom with shower, and its own walk-out access to the lake.

The ground floor is also equipped with a full sized washer and dryer.

The outside living space rivals the inside. Below the Vineyard has two covered porches! The lake level patio has a comfortable Amish-made porch swing, two large tables with enough seating for 12, a bar with additional seating and a propane grill. The 2nd level deck is an extension of the main floor. It has a large table and comfortable patio chairs to watch the boats go by and the gorgeous sunsets. A nice feature on the main floor deck is the latching gate to keep the little ones safely contained in a beautiful, covered area while the older kids play in the lake.
Don't want to sit under cover? Pull one of the chaise lounges out onto the lush green lawn, or better yet, out onto the oversized dock. The water depth ranges from ankle deep at the lake wall, to approximately 5 feet deep at the ladder, and quickly goes to 10+ feet at the edge of the dock. From this dock, your guests can swim, kayak, fish, or have a front row seat for the best sunsets on Seneca.

Below the Vineyard is within 3 miles of 10 wineries, 2 microbreweries, and several fine restaurants!

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.
