Very quiet with very little traffic in this quaint lakeside community in the Thousand Islands region.

Driveway parking for 3 small vehicles
2 vehicles can be parked in front of the house on the side of road.

The lake front is shallow and rocky so lake shoes are essential. This isn’t ideal for swimming but is ideal for kayaking and paddle boarding and using a float, all are provided for your use. Please be aware there are rings cameras at each entrance (They don’t record and don’t have sound on the live feed) and the one in the back is facing the water only (doesn’t record or have sound). I have it there because I am alerted if there are waves that come close to the house. This is a lake front house and with that comes lake flies, spiders and bees at times. Even though the property is sprayed regularly, these pests are around sometimes because it is on the water.




Our listing is not covered for damages by platform so you will have a pre authorization security deposit hold . You will not be charged unless there is damage.
Extra pet fee will be added on for extreme shedding dogs. The fee goes to the cleaners for the extra work needed after a dog stays. Please pick up all dog waste from yard. Please use provided waterproof dog blankets if they will be on couch or beds.

Extra cleaning fees may be assessed if cottage is left messy/excess dog hair and dog smell.
Hey, please stay off the beach to the right of the cottage. It’s not mine. Thanks! I only own 50 ft of lake front.
Refunds & Cancellations
No weather refunds unless there’s a mandatory evacuation.
No power outage refunds unless lasting more than 24 hours and then the refund would be for the day of the outage.
We highly recommend travel insurance for unexpected emergencies.
Additional Rules (Strictly Enforced)
• No unregistered guests. Only guests listed on the reservation are allowed on the property at any time. No visitors and no overnight guests without prior written approval.
• No smoking or vaping of any kind inside the home.
• No parties or events.
• No loud music or disruptive noise.
• Quiet hours are 10:00 PM – 8:00 AM.
• Any damage, breakage, or missing items must be reported immediately. Guests will be charged for repair or replacement.
• Exterior security cameras are located at each entrance and one at the rear facing the water for property protection and flood monitoring. No audio is recorded.

*Hot Tub Rules (Non-Negotiable)
• Children 5 and under are not permitted in the hot tub.
• Pregnant guests should not use the hot tub.
• Plastic cups only. No glass.
• Shower before use, especially if wearing lotion, sunscreen, or after sweating.
• Do not mix alcohol with hot tub use due to serious health and safety risks.
• Exit immediately if experiencing dizziness, nausea, confusion, or light-headedness.
• Hot tub is serviced twice weekly and after every stay. Report cloudy or foamy water immediately.
• Cover must remain on when not in use.
• Children must be supervised at all times when the hot tub is unlocked or uncovered.

Extreme cold may prevent servicing or water delivery. If water levels fall below safe operating levels, the hot tub will be unavailable. The hot tub may be difficult to use in the winter on some days where it`s super windy or below zero -you obviously can use it but it may be too cold for you since we are directly on the water. Some people aren’t bothered while others are not interested in using it when the weather is very cold & windy. If we get heavy snowfall just before your check-in, we will make sure a path to the hot tub is cleared and to the door to get into the house, but we cannot guarantee that the whole deck will be cleared.
The hot tub is a seasonal amenity and is not guaranteed in winter. No refunds or compensation will be provided if unavailable.

*Property & Weather Conditions
• Lawn care occurs once weekly and may take place during your stay.
• Snow removal is provided on arrival day only (driveway and hot tub area). No ongoing snow removal during your stay, except at our discretion if a plow is required. A shovel and ice melt is available if needed
• Packages may arrive during your stay. Please bring them inside and place out of the way.
• During freezing temperatures, the washer may be unavailable or not function properly due to frozen drain lines.

*Cancellations & Access
• Travel insurance is strongly recommended. We have a strict cancellation policy.
• No refunds for weather, unless mandatory evacuation.
• No refunds for power outages unless exceeding 24 hours.
• A required pre-arrival form must be completed to receive the door access code. Failure to complete the form = no access.
