Main Bathroom: In addition to the en-suite, you'll have access to a full bathroom with a bathtub, toilet, and basin, along with a window for ventilation.
Living Space:
Open-plan Kitchen & Dining Area: Enjoy the fully equipped kitchen with all the essentials for your stay. The dining table comfortably seats four, and the spacious living area features a double bed sofa with a TV for relaxation.

Apartment Usage:
Ventilation: When cooking, please use the exhaust fan or open a window to maintain good air circulation.
Respectful Conduct: Please be mindful of noise levels and respect the peace and quiet of other guests.
Booking Policy:
Swapping Bookings: Swapping bookings with other guests is not allowed.
Cancellation Policy: Please refer to the cancellation policy outlined on the booking platform for details on applicable fees.
Additional Considerations:
Smoking: Smoking is strictly prohibited inside the apartment and only smoke next to the Flat 8 car park or walk away.
Additional Guest: Please confirm the total number of guests at the time of booking. If any additional guests are added, we will require their full details and a £40 charge per stay in advance.
Sofa bed: Only available by request with additional fee of £20 (linen charge) for more than 4 guests or using a sofa bed.
Pets: Pets are not allowed unless explicitly stated otherwise in the listing description.
Waste Disposal: Please dispose of waste responsibly in the designated bins provided, strictly do not use No.7 bin at any time.
Check-in/Check-out: Please adhere to the agreed-upon check-in and check-out times.

2. Do not smoke inside the property. Smoking is permitted next to your bay in the car park or across from the flat by the off-street car park.
3. Do not litter outside the property. Use only the Number 8 black or green bins, and no others.
4. Quiet hours are from 9 pm to 8 am. Please respect the neighbors.
5. The downstairs communal entrance must be locked with a key at all times.
6. Upon checkout, please return the keys to the key safe.

Welcome to our Airbnb flat in Hereford at Hereford Stays!
We aim to provide a comfortable and enjoyable stay for all our guests. To ensure a smooth and pleasant experience, please read and adhere to the following terms and conditions.
### General Terms
1. **Check-In/Check-Out**: Check-in time is 3:00 PM, and check-out time is 10:00 AM. Early check-in or late check-out may be arranged upon request for £30 until 12pm and subject to availability.
2. **Maximum Occupancy**: The maximum occupancy for our 2-bedroom flat is 4 guests. Any additional guests must be approved in advance. Each guest charge £35 per night for additional guests, once the booking confirmed or amendment required.
3. **Age Requirement**: Guests must be at least 18 years old to book the property.
### House Rules
1. **Respect the Neighborhood**: Please be considerate of our neighbors. Keep noise to a minimum, especially between 09:00 PM and 8:00 AM.
2. **No Parties or Events**: Parties and events are strictly prohibited. Immediate eviction and additional charges will apply for violations upto £500.
3. **No Smoking**: Smoking is not allowed inside the flat. A cleaning fee of £200 will be charged if this rule is violated.
4. **No Pets**: Pets are not allowed. Any evidence of pets will incur a cleaning fee of £150.
5. **Cleanliness**: Please keep the flat clean and tidy. Dispose of rubbish in the designated bins and leave the property as you found it.
### Damages and Liability
1. **Damages**: Guests are responsible for any damages caused during their stay. Costs for damages will be assessed and charged accordingly:
- Broken or damaged furniture: Up to £300 per item
- Stained or damaged linens and towels: £50 per item
- Damage to walls, floors, or fixtures: Up to £500
- Broken appliances or electronics: Cost of repair or replacement upto £700.
2. **Lost Keys**: A fee of £100 will be charged for lost keys to cover the cost of replacement and locksmith services.
3. **Additional Cleaning**: If the flat is left excessively dirty, an additional cleaning fee of £100 will be charged.
### Safety and Security
1. **Lock Doors and Windows**: For your safety, please ensure all doors and windows are locked when you leave the property.
2. **Fire Safety**: Do not tamper with smoke detectors or fire extinguishers. In case of a fire, follow the emergency exit plan provided.
3. **Personal Belongings**: We are not responsible for lost or stolen items. Please keep your belongings secure.
### Payment and Cancellation
1. **Payment**: Full payment is required at the time of booking. Accepted payment methods include credit/debit cards and other payment methods available on the booking platform.
2. **Cancellation Policy**: Our cancellation policy is as stated on our booking platform listing. Please review it carefully before booking.
