Situated midway between North Norfolk's hugely popular villages of Burnham Market and Brancaster, you will find this fabulous barn conversion. Finished to an exceptional standard by a long-established and highly acclaimed local developer, Hayloft is tucked away in the idyllic rural setting of a natural valley where it enjoys the most glorious open rural views across the rolling pastureland of Sussex Farm.

Constructed from brick and flint in the 1850s, Hayloft formed one of a small cluster of farm buildings. Converted in 2022, it now showcases beautiful natural features and character alongside superb craftwork, high-tech features, luxurious fixtures and fittings, and very subtle styling throughout, complemented by funky light fittings and striking artworks. Extremely spacious, featuring full length windows to all sides on the ground floor, natural light to floods inward from landscape views. Walk into the barn from the walled courtyard, through the fully glazed entrance, and you are greeted with a stunning double-height hallway leading to a large dual aspect dining kitchen and a stunning triple aspect sitting room. The state-of-the-art fully-equipped kitchen has Leicht cabinets featuring electronic touch opening, slide-away pocket oven housing Neff Hide and Slide ovens and an island that boasts revolutionary invisible induction 'chef's cook top' with intuitive touch control. The adjacent dining area looks out to the garden and fields beyond. Open the sliding doors to welcome outside in. Neighbouring the kitchen is a handy utility room offering a side door to the outer courtyard. The inviting sitting room has a very relaxing, comfortable vibe that encourages after dinner conversation and makes the ideal setting to nestle down to watch a film. Light the wood burning stove to elevate a cosy night-in during cooler months. A separate study/snug welcomes anyone in the party requiring a quiet space to read or work. Walk up to the first floor, via the hand crafted spindle oak staircase, and discover three sumptuous bedrooms; master super-king bedroom, a super-king bedroom with zip and link option to convert to twin beds, and a twin bed room. The enclosed hard landscaped courtyard, with charming planted troughs and pots, offers an under cover area where you can enjoy al fresco dining when the sun is high in the big blue Norfolk sky. Cook up an delicious array of local produce on the gas barbecue. Relax in one of the comfy chairs and take in distant view across the lawn to the fields at the other side of the barn. Hayloft is the ideal destination for couples, friends and families around the year. Close to Burnham Market and the smattering of delightful coastal villages that lie along this stretch of North Norfolk, you are perfectly situated to fill your days with long coastal walks, boutique shopping and sampling some of best restaurants and pubs around. Leave the car behind and simply walk across the driveway for a culinary experience at Acre Restaurant situated within neighbouring boutique hotel, The White House. The Burnham Market International Horse Trials usually take place over a long weekend in late March or early April at Sussex Farm, where Hayloft is situated. Please check local information for more details if you would like to stay at the property over this exciting weekend.
