Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:
GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:
1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions
Guests are responsible for any damages during their stay. Before receiving check-in details, guests will choose one of two coverage options: -A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported. -A non-refundable damage waiver that covers minor accidental damages during the stay.
Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.
HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation.
Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.
CANCELLATIONS We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.
EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.
2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee. The fee is paid through the guest portal link/Airbnb Resolution Center.
POLICY VIOLATIONS 1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.
REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!
LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

We came to Knoxville to visit our Daughter for her sorority’s family weekend. There were 4 of us that stayed at this adorable home. It was very clean and well stocked. We used both bedrooms and still had room to set up an air mattress, that was provided, in the front living room. The outside fire pit is where my adults sons hung out with friends. We thought it might be too far off the beaten path but once we arrived, it was perfectly centered between my daughter at UTK and the shopping areas and restaurants on Kingston Pike. We can’t wait to come back in the spring to visit again.

Also, there was a glitch in the computer check-in as well as the code to get into thehouse. Loved the neighborhood. The roads are waindy... that should he notes in the listing

We were in town for one night for the Morgan Wallen Concert. Everything was as described & accurate. Very clean & tastefully decorated. Everything was stocked with everything one would need & nice personal touches to bath & kitchen. Commutation was above & beyond. Some said the road leading in was curvy however; we didn’t find it to be bad at all. I would highly recommend & wouldn’t hesitate to stay again when in the area.

Old house but completely renovated and remodeled. I heard someone saying sharp curves to get to the property, and the kind of are but nothing really crazy.
I gotta say that the management company is really communicative and you get a response almost immediately.
Downtown is not too close but not that far either.
You won't even notice neighbors, it's a really quiet area and if you are lucky you will see deers roaming around the windows.
If you want to disconnect and feel that you are in that second home you'd like to have one day away from city and noise, this is your place.

Quaint and cozy
We found the house to be up-to-date with new appliances, very clean, on a quiet, curvy road.
When we sent an email inquiring about the property, they were very prompt in responding. Although we were outside of the city proper, it only took a few minutes to reach the grocery, stores, and other activities.
For the first part of our stay, our grand and great-granddaughter were there and we found an awesome park near by.
We would highly recommend staying there.
