This newly built house is situated midway up a sloping mountain in the Chumstick Valley with views in every direction. With 4 bedrooms, 4 bathrooms, 2 kitchens, a 5 person hot tub and a huge covered patio, this estate is the quintessential oasis retreat. We just had 1,000 square feet of patio pavers and bistro lights put in around the hot tub area - it's a nice new addition that you'll surely enjoy!

A couple or smaller group looking for room to breathe and unwind in a private setting… Imagine cooking in the chef-worthy kitchen, cozying up on the couch near the fire and soaking in the mountain ridge views.

A larger group would enjoy the immense space, two kitchens and large patio and deck if they wanted to host a small family reunion or celebrate Thanksgiving, Christmas, or Hanukkah... Maybe you just want to relax with friends over a 3 day holiday weekend.

It is also perfect for those wanting to relax and enjoy some quiet time, experience Oktoberfest, attend the annual tree lighting ceremony, float the river, wine taste, or visit one of the many local weekly festivals that Leavenworth has to offer.

Finally, it is a great home-base to Steven’s Pass which is only 40 minutes away.

** PLEASE NOTE: We cannot allow parties, weddings, ceremonies or any gatherings more than the house will sleep due to septic, well water, parking restrictions and local code enforcements. If there are more people than listed on the reservation or we get complaints from the neighbors, we will have local authorities remove everyone from the property with no refund given. Additional fees of $5,000 will be assessed and damage deposits will not be returned. **

** DRIVING DETAILS: Please know that this house is in a remote area with a 3/4 mile winding gravel road, so plan for some extra time to make sure you can find your way – it’s also strongly advised in the spring, summer and fall to have a vehicle or SUV with 4WD/AWD, and in the winter (October through March) we would say that most of the time it's probably required to have a vehicle or SUV with 4WD/4x4 (or AWD w/ chains) because of hilly terrain and possible plowing delays. **

Bears and animals will rummage the garbage if you do not secure the container.
No pets allowed.
We are not responsible for internet or power outages.
Outside quiet hours are 10pm-9am.
No smoking.
No glassware or bottles in or near the hot tub.
NO FIREWORKS (of any kind)!

We do not provide body wash, bar soap, shampoo or conditioner for the baths and/or showers.
This is a house that is constantly used by guests and the owners; Condiments may or not be in the refrigerator - If they are in there and not expired, we leave these items for convenience.
We're happy to honor early check-in and late check-out requests if time permits for our cleaners and other bookings.
4x4/4WD is required during winter/snow months, but we do try to keep up with the snow. This is a long, winding gravel road with some steep areas, so please be prepared.
When it snows, we try to keep it shoveled and spread 'ice melt', but snow is frequent in the area, so you may have to spread the 'ice melt' during your stay. The containers are usually right next to the stairs or on the concrete patio along with a shovel.
We do not refund trips due to weather, fires, smoke, acts of God, landslides, avalanches, floods, snowfall, rain, sleet, hail, wind, civil unrest, road conditions, road closures, travel restrictions, missed connections, or anything out of our direct control.
There are security cameras and video doorbells facing outdoors around the house - this is for your protection, our security and to monitor snowfall. The hot tub/patio is within the coverage area. Cameras and doorbells do not face indoors. They cover all areas physically outside of the home; N, S, E, W. There are animal and trail cameras in the forest around the property. Any data captured on these devices is erased or deleted when it is no longer necessary.
Photos may not show the *exact* furniture that is at the house, as we are constantly updating the home.
WARNING of Potential Extra Charges:
Hot Tub/Spa: If we have to dump the water, clean and refill the hot tub due to misuse, misconduct or negligence (food, drinks, bodily fluids, garbage, etc.) you will be charged a $250 fee.
Electronics: If any electronic item is damaged, lost or stolen, the fee will be the cost to replace the item with a new like item unit plus an additional 50%.
Furniture: If any furniture item is damaged, lost or stolen, the fee will be the cost to replace the item with a new like item unit plus an additional 50%.
Other: If any other item is damaged, lost or stolen, the fee will be the cost to replace the item with a new like item unit plus an additional 50%.
Not following the closing up instructions for check-out may result in additional cleaning fees of $250 or more depending on the state of the property.
Please leave the home as you found it when you arrived.
