The pictures used on Expedia for the rooms represent the room in its "tidiest state", but when you actually are in one of the rooms, the interior is in much worse shape (walls/beddding). The bathroom section has a toilet that barely has room for legs because a wall is in the way. At night mosquitoes can come in and so do cockroaches. While I am not scared of either, the mosquitoes are definitely annoying.
While if you have command of Spanish, you can talk with the receptionist but if you don't be prepared for frustration on everything about the booking as the one receptionist couldn't even find the Expedia reservation that I made and didn't know how to check for it (I came arrived at night probably when new staff who doesn't know how to do all the stuff works).
Area around it is urban, has restaurants and local stores, not too far of a walk from some parks.
Overall for the area you can get a hotel not listed on Expedia for lower cost and better room quality, they just might not be listed on Expedia, which I confirmed after walking around the Jesus Maria and Urb Breña districts. Especially if you can speak Spanish, you can walk around and find better.
