Villa Rosa looks like an exclusive 203 square meter retreat located on the first floor of an elegant residential structure. This spacious apartment offers a perfect balance between living comfort and natural beauty, with large windows that open onto suggestive views of the sea and garden. The generous size and layout of the spaces make it an ideal solution for families or groups of up to 6 people, guaranteeing privacy and comfort to all guests.
203 square metres on the first floor of a residential villa surrounded by greenery. Three bedrooms: two with double beds and one with two singles, for up to six guests. Bright living room with wide windows onto the garden and glimpses of the sea, fully equipped kitchen with oven, microwave and dishwasher, two full bathrooms. Washer, TV, fast wifi, a play area for children and bike storage. The villa is cooled by a fancoil system managed centrally: it is not adjusted from inside the flat. If you would like it warmer or cooler, just message us and we will change the setting for you. Free private parking on the green area beside the white gate, bike storage on the luggage level, and the quiet of Parco Rio Ardenza a short walk away. A green, calm residential part of Livorno, with bus stops within walking distance and restaurants nearby.
Self check-in with a key box, between 16:00 and 23:00. Set your navigator to Via Uberto Mondolfi 165, Livorno. Number 165 is not visible from the main road: look for the Eni petrol station on the right, the entrance is directly opposite it. Follow the white gravel driveway to the pink villa with green shutters. Park on the green area to the right of the white gate, climb the villa steps and you will find the key box next to the letterbox. Please complete the online registration before you travel. We cannot store luggage. Cooling is managed by us: write to us and we adjust it for you.
Bed linen and towels are provided for the number of guests booked, along with toilet paper for the first days and one dose of dishwasher detergent. Electricity, heating, cooling, washer, dryer, linen, private parking and bike storage are all included in the rate. Food, seasonings and consumables such as hand soap, laundry detergent and bin bags are not provided. Waste is collected door to door: plastic, general waste and paper in the bins in the yard; glass in the container on Via Mondolfi by the petrol station; organic in the bins in the storage room.

No smoking: 200 EUR penalty. At check-in: photo ID and signed contract (Italian law); over 29 nights an Italian tax code is required. City tax 1.00/2.50 EUR pp/night (max 4 nights Oct-Mar, 7 Apr-Sep). Salt and oil not provided. On departure: sort waste, switch off, keys back in the key box.
