A lovely villa Surya located 50 kilometers north of Rome, set among rolling hills and well connected by motorway A1 Rome Florence. A large ,14 x 7 meters private infinity pool, with salt system, a relaxing environment with tables, chairs and sun lounges immersed in an old roses garden of different colours and a wonderfull collection of iris, grasses and flowered bushes.
Four double bedrooms, three bathrooms, all the bedrooms have air conditioning and a stunning view. A living room with 2 sofa an handmade terracotta floor, open beam ceiling,fire place, evokes typical Italian country houses. French doors lead to a patio with a table seating up to eight people. Kitchen is well equipped.Another garden in front of the villa with a wine pergola with table chairs and barbeque.

A lovely property in a stunning setting. Very rustic and traditional but with modern conveniences. Beautiful pool in an amazing setting with views over the surrounding countryside.Sabrina was lovely and gave us lots of info as well as sharing her home grown artichokes and eggs with us. She visits every day tending to her crops and maintaining the garden with her lovely dogs who are very friendly. The weather wasn’t kind to us during our stay but the house was very relaxing to stay in and a 3 day trip to Rome to see the sites was a nice distraction.Lovely local pizza restaurants and bread shops make shopping and eating out easy and the local wines from the supermarket are very cheap and excellent quality.We very much enjoyed our stay.

Really lovely rustic property - location is excellent, only an hour drive from the airport yet so peaceful. The pool was absolutely amazing and cleaned daily by the owner so it was loved by all members of the family (even the 5 month old). Would really recommend for family’s looking for a getaway.

A week in the Lazio Sunshine

We had a wonderful week relaxing with fabulous local food and wine. Our host was really helpful and there were plenty of suggestions for local restaurants... and we enjoyed many of them. The holiday was very peaceful, in a beautiful rural setting.

Magic!

This property is in a wonderful rural location, green and quiet, secluded and private. The views and the pool were magic, birdlife and wildlife interesting. The owner is very helpful and responsive, shares organic produce and information in equal proportions! The villa is perhaps more suited to 4 than 7 given the seating facilities in the living area.

Idyllic rural location with a magnificent pool

We spent a week at Agriturismo Surya with our two daughters (aged 20 and 18). The location is absolutely stunning with amazing views across the countryside. The pool is a huge highlight - its' enormous, super clean and so peaceful. The house is very rural so super peaceful but you need a car. Good location about 40 minutes from lots of towns. Sabrina is so so helpful and suggested lots of things to do from wine tasting to town visits. Highly recommend for a quiet holiday in a stunning setting

Beautiful Holiday

We booked a 2 week stay with our two adult children (23,18). Everything was lovely. It looked just like the pictures online. Sabrina and James were the perfect hosts. They showed us around the property, pointed us in the direction of the local grocery store and left some guides of things to do nearby. We were the perfect distance from Rome, Florence and Naples and got to see smaller towns like Vitterbo and Orvieto (2 towns I highly recommend). The town of Magliano Sabina is amazing with history dating back to the 8th century. A docent at the archeological museum showed us the museum, including a rooftop view of the city, and back rooms that most visitors do not get to see. She also introduced us to an amazing local artist and we got a private showing of his sculptures. The restaurants in Magliano are top notch. We especially recommend La Pergola and the Hotel Sabina Ristorante. We were traveling with a child who has Celiac disease and we’re pleased to find a plethora of gluten free options at restaurants everywhere we went. Our stay at Agriturismo Surya was amazing and wonderful with beautiful views and lots of great things to do. 10 out of 10-highly recommend!

Charming gathering place

We enjoyed our stay at the agriturismo surya very much! The views were lovely. And the home was artsy and charming. Sabrina was helpful with directions and such… I’d planned to take the train into Rome but she gave directions to easy parking on the outskirts of Rome that was very manageable. She was very responsive to our needs and we enjoyed their sweet little dog!

From the moment we arrived, Sabrina and James made us feel very welcome. Despite the incredible heat, we had a great stay. The house was comfortable, Sabrina and James were always on hand if we needed something sorting out, the pool was great and the scenery magnificent. Although in a small village we didn't feel isolated - plenty of restaurants and facilities within a 15 minute drive - but certainly a place to get away from it all. And the pets were very welcoming, especially Pippo!

Wonderful family holiday!

We had such a lovely holiday; the first week we were joined by our adults sons, daughter in law and 10 month old grandson and it was so special. Although Italy was having a heatwave there are lots of places to sit in the shade and we really appreciated the air conditioning at night. The pool is wonderful; large but not too deep so the more energetic could swim lots of lengths but we could also walk around playing games with Louis as he 'swam'. We also managed some family evenings out; the Belvedere was so lovely and so baby friendly. While the house is in a quiet area it was easy to get the train to Rome for a day of sight seeing; thanks to Sabrina for helping us plan this. Sabrina and James are great hosts; discrete but helpful. A wonderful holiday !!

We loved staying here in 2016 and so came back for what we knew would be a very quiet and relaxing 2 weeks in Sabrina and James' lovely house. We were well looked after, as before, and it was lovely to see Sabrina , James and Simba again and also to meet the adorable Guya ;-)

A wonderful experience

Beautiful villa surrounded by beautiful countryside. The villa itself is lovely, air conditioning in each bedroom, great showers, great views, and many outside seating areas. Very nice pool. And a very friendly little Maltese named Simba that came to visit in the morning! The villa is close to locations of interest including Rome of course, and many others, as well as a grocery store, a delicious and friendly pizzeria/trattoria down the street, and an excellent Michelin starred restaurant just as close. We especially enjoyed the small medieval town of Narni and Hadrian's Villa that were short drives away. Overall my family of 5 had a perfect time at Sabrina's villa.

Relaxing

Two weeks at the end of August, mum, dad, grandmother and two children, 5 & 14 years. The house is large and beautifully appointed, it has everything you could ever need. The grounds are huge and lovely to wander around in, lots of places to sit and eat and drink, or just stop and think. The pool is also very large with all the chairs and sun loungers you could need. Sabrina and James are wonderful hosts, on hand if you need them, but not intrusive at all. Plus they delivered baskets full of the most wonderful fruit and veg. The house is very remote, 10 minutes to the nearest town and there's not much to that town. But if you want to really get away from it all in stunning surroundings this is the place to go!

Beautiful Villa in perfect setting

One of the best vacations we ever had: we stayed in the Villa for 5 days and it was beautiful. Located at the end of rural road, overlooking a beautiful countryside with terrific sunsets. Quiet, just the animal sounds you expect from the country. A patio for breakfast or dinner, a pergola covered with grapevines, fruit bearing trees. A salt system pool big enough to swim laps yet not too deep. A renovated villa with character, charmingly decorated, well equipped with dishwasher, washer and all you need for vacation cooking. Four bedrooms, the upper level with terrific views, three nice bathrooms. The upper level has AC but, despite traveling in July with temperatures around 30 C, we did not really need it, just using the shutters and windows to keep the sun out during the day and the air flowing during the cooler evenings. All windows have screens, keeping mosquitoes out of the house (we only experienced some mosquitoes during dusk, no problems in the morning or during the day). Sabrina and James were very helpful and friendly - we could not have asked for better hosts. Close to Rome (1h by car or train), Orvieto (about one hour), Siena (about 2h) and the hidden gems of the Lazio and Umbria. We highly recommend it and would go there again.

18 days of sun, beauty and relaxation

We stayed two adults and our 7 month old child for 18 days at this great house. We were treated extremely nice by Sabrina and James, who are the best of people. They live on the same property, so it is very convenient whenever we need to ask or fix anything. We mainly ate food from the garden and we drank the wine produced in the house. Delicious! We stayed during an extremely hot period, but the nice swimming pool and the fans inside the house made the stay very pleasant anyway. There were some mosquitoes at the sunsets, but with mosquito repellant it wasn't really a big problem. The views and the sunsets, from the house and all surrounding areas, are incredible. The images don't lie, it is even better in reality. We invited may friends and family during our stay to come and visit and everyone enjoyed the stay very much. We would recommend the house to anyone who would like to escape city life and just have a relaxing time out in the Italian countryside.

It's a really nice place

The villa and the garden are really nice and quiet, everything was as in the description and on the photos. The pool was clean and nice. Views on the hills around are beautiful. Sabrina was super nice and helpful. She lives in the house next to the villa - they are connected through the wall. The pool is available only for guests. We can recommend this place.

A wonderful getaway for a family reunion.

We spent two weeks at Sabrina and Jame's glorious home in the Lazio / Umbrian hills. Three generations of family members enjoyed the sun, the pool, and the comforts of the house. The views are classic Italian. The location, near fantastic inexpensive restaurants, pizzerias, and agriturismo restaurants, but just over an hour from Rome and all of its amazing sites, makes Villa Surya the perfect place to experience Italy and Italian life without stress and worries. Sabrina and James were great, attentive hosts. On arrival there was a wonderful collection of marmalades, juices, and fresh vegetables from their organic garden. The fig trees and grape vines were weighed down with ripe fruit, there for the picking. The swimming pool was comfortable, always clean, and extremely relaxing. Evenings were spent outside on the patio, enjoying wonderful Italian wines and meals we cooked in the well-equipped kitchen, and playing games and chatting. On a couple of days there were showers in the afternoon, but the house was large enough for everyone to find a place inside to relax. Sabrina was an informative, knowledgeable host, but never interfering. I enjoyed conversations with her and found her a very interesting person. I would strongly recommend a stay at Villa Surya for anyone wanting to experience this part of Italy and to meet the very kind, considerate couple, Sabrina and James.

Our ages ranged from two to eighty two and we all had a wonderful time at Sabrina ans James' lovely villa. We were made very welcome and the house and gardens were beautiful. We would definitely go again

All lovely: lovely house and gardens/farm, lovely views, great pool, lovely weather and Sabrina and James were lovely too. We are a family of 5 and stayed for 2 weeks at the beginning of August, punctuating lounging around reading and swimming with day trips to Rome and nearby sights. As suggested by Sabrina, we drove to the outskirts of Rome and then used bus, tram and Metro to get into the city; a day's ticket that covers all 3 can be bought from tobacconists for 7 euros. We visited the Colosseum and the Vatican on 2 separate trips, buying tickets at the gate which worked out fine; just get there early. We restricted ourselves to trips within an hour's drive, including Orvieto and the waterfalls at Mamore, (Cascata delle Marmore), near Terni; both worth a visit. Most of the things you'll need are available at the MD supermarket that is 7 minutes down the road. There is a restaurant very close that has nice wood fired pizza in the evening, and at half the price in Rome etc. The house is in the countryside but the journey from Fiumicino is very straightforward. It's nice and quiet although a Cockerel will likely let you know that the sun is up ;-) The salt water pool is nice and big and lovely to swim in; it trades size for depth, which was perfect as far as we were concerned. Sabrina and James get on with tending to their farm and are great hosts and very accommodating.

Basic villa with great pool in lovely grounds

Overall we had a good holiday , loved the big pool which is kept clean, and Sabina and James live next door and are are nearly always available . We had some issues - faulty fan, blocked sink and broken pool floor tile which they very quickly resolved for us. They are very friendly and able to advise on sightseeing etc. The setting is lovely - beautiful gardens, well kept with lots of spaces to sit . The villa is rustic and not for those looking for a high degree of comfort - some chairs decidedly unstable and not for sitting on! We found the rooms in the villa smaller than we expected from the photos , in particular the living area . The kitchen is small and not really equipped with sufficient crockery and utensils for the advertised capacity of 8, guests, we just managed with 5 in our party. We ate simply or went out so managed ok. Wi Fi is a bit unpredictable which didn't bother us too much but might if this is really important for you. The 3 bedrooms upstairs are under the roof space as there is no loft so they get very hot despite our best efforts of using the (noisy) fans and closing the window shutters in the day to block the sun. We stayed in late June/ early July , I imagine this wouldn't be a problem later or earlier in the season. The other factor which prevented us getting good rest was the nightly barking of dogs - the owners have 3 and there are others in the vicinity. Their dogs are friendly and we are dog lovers and have one of our own but did find the nighttime noise and frequent visits of them into our villa and garden in the day an irritation. Places we would recommend to visit - Tivoli, Spoleto, Rome (best by train). There are a couple of good local local restaurants nearby which we visited but if you want a town to wander around with more choice , you need to travel further afield. Overall we had a great family holiday with the highlight having our own pool.
