We want you to have a fantastic stay — here's what keeps things smooth for everyone:
- Quiet hours 10 PM – 6 AM (gated neighborhood; neighbors appreciate this)
- Maximum 10 guests at any time — no parties or events of any kind
- No smoking anywhere on the property (indoors, outdoors, or pool area)
- Up to 2 dogs welcome with prior approval ($150 pet fee due at check-in)
- Maximum 2 vehicles — garage + driveway (please share vehicle details before arrival)
- Check-in: 4:00 PM · Check-out: 11:00 AM
- Primary guest must be 25 or older to book
- Pool heating is opt-in at $40/night — request it when you book
A full rental agreement will be provided at booking. Nothing surprising — just standard care-of-home expectations to protect both you and the property.
Guest access
The entire home is yours — private pool, hot tub, garage, driveway, and backyard. Your complimentary 6-seat golf cart is fueled and ready in the garage. Beach chairs, umbrella, cooler, and trolley are staged and waiting. Keyless smart lock entry means no key pickup — your personal access code arrives 24 hours before check-in.
Pool heating is available as an add-on for $40/night. Just let us know when you book and we'll have it warm before you arrive. Highly recommended for fall and winter stays.

· Pool Heating: The pool is equipped with a heater available for $40/night. Request it at booking and we'll have it warm and ready before you arrive. Especially popular for stays from October through March.
· Pets: Up to 2 dogs welcome with prior approval. A $150 pet fee applies per stay, collected at check-in. Please let us know your pet details before arrival.
· Golf Cart: A complimentary 6-seat golf cart is included for your stay and stored in the garage. A rental agreement covering use of the golf cart and bikes will be provided at booking.
· Security: We have exterior cameras at the front of the house and a Ring doorbell (both active 24/7). A Minut noise sensor monitors decibel levels during quiet hours — it cannot record audio, only detects excessive noise levels. There are no cameras in or facing the pool area.
· Community: The home is located in a quiet, upscale gated community. Out of respect for neighbors, parties and large gatherings are strictly prohibited.
