At the entrance, on the left there is an airy living area with two sofas, TV with flat screen television and a dining table for eight people and the kitchen. All sides of the room give direct access to the terrace through one large windows and two glass door. The villa has three bedrooms: two king size bedroom with en-suite bathroom with shower, air conditioning, hairdryer and toiletries with a wonderful sea view and one bedroom with two bunk bed plus another bathroom with shower.

Great house, great location
We really enjoyed our stay at this waterfront house. The views are fantastic. It is just a short stroll to Santo Stefano's main shops and restaurants, but in a quiet, residential location without traffic noise...just the sound of the waves. Two of the bedrooms have their own attached bathroom, and the 3rd bedroom, which has 2 bunk beds, has a bathroom right across the hall. The owner was very helpful, quick to answer any questions, and corresponds in English very well. Caretaker was prompt for check in/check out. We would be happy to rent here again.

That´s seaside !
We spent 2 weeks at this very nice house. The view is unbeatable! Everything is at least as on the pictures or even better. We appreciated the location at the end of a dead-end road. Some stairs to the sea..that´s seaside!

Just wonderful
Wir hatten wunderbare 10 Tage im November. Fantastische Sonnenaufgänge und bis Nachmittags viel Sonne auf der riesigen Terrasse. Auch unser Hund hat sich sehr wohl gefühlt. Am letzten Abend sahen wir vier Delfine, die direkt vor dem Haus durchs Meer schwammen.

Torno in questa casa ogni estate.
Ritorno in questa villa periodicamente da qualche anno ed è per me un'appuntamento immancabile. La posizione di cui gode è unica, quasi immersa nel mare cristallino dell' Argentario, e a pochi passi dall'elegante porticciolo turistico di Porto Santo Stefano. La casa è spaziosa, sobria ed elegante e offre il massimo del comfort il tutto corredato da una vista mozzafiato e dal suono del mare sottostante. Grazia è una padrona di casa che con discrezione ed efficacia ha sempre fatto sì che la nostra vacanza fosse svolta nel più assoluto relax. Per me e mia moglie, la vacanza è appena terminata ma già prospettiamo per la prossima estate il ritorno.

Wir hatten eine sehr schöne Woche. Die Wohnung ist modern aufgezogen, aber etwas in die Jahre gekommen! Die Lage ist der Wahnsinn, beim Aufwachen schaut man den Fischern zu und hört das Meeresrauschen.

Enttäuscht vom Vermieter und Unterkunft
Coronabedingt mussten wir nach 20 Stunden die Unterkunft verlassen. Bevor wir den Mietvertrag abgeschlossen haben, hatten wir uns (Per Mail) von der Vermieterin versichern lassen, falls es durch Corona zu Restriktionen kommt und somit nicht zu einer regulären Vermietung, dass sie uns Kosten zurück erstattet. Darauf ist die Vermieterin beim Eintreffen der Reisewarnung leider nicht mehr eingegangen. Sie teilte uns mit, dass das Geld anderweitig privat gebraucht wird. Unsere Bitte war eine Rückzahlung von 50% des Mietpreises- das blieb unbeantwortet- ein angebotener Discount für die nächste Buchung statt der einer Rückzahlung war keine. Lösung für uns in der jetzigen Situation. Was uns weiterhin störte, war der späte Check- in Termin (ab 17 Uhr), da die anderen Gäste wohl später abreisten. Beim Betreten des Hauses roch es vorderen Bereich sehr muffig und das Besteck war nicht richtig sauber. So haben wir dieses incl der Gläser im Geschirrspüler durch gewaschen. Leider roch es beim Öffnen des Geschirrspüler faulig und sehr unangenehm. Des Weiteren funktionierte die Klimaanlage im Wohnbereich nicht (wurde nicht warm).Der der Vormieter wohl gut gebraten hat roch es nach Küche im 2ten Schlafzimmer bei Inbetriebnahme der Lüftung zum Heizen. In der Beschreibung stand nicht, dass es sich bei dem Objekt um eine Doppelhaushälfte handelt (die hinteren Zimmer sind sehr hellhörig ) auch sind die Dachterrassen ( welche doch schon sehr renovierungsbedürftig sind) sehr dicht zusammen und heißt für uns nicht„Privatsphäre“. Die Nachbarn haben wir bis nach 24.00 deutlich gehört. Die obere Terrasse voll einsehbar von Nachbarn und Bewohnern der hinteren Häuser. Die Handtücher und Bademäntel waren sauber aber Klamm und bereits älteren Datums. Alles im Allem waren wir von dem Objekt sehr enttäuscht. Gerade in dieser Preisklasse hatten wir etwas anderes erwartet. Liebe Grazia, Es tut uns leid aber wir kamen aus einem sehr schönen Haus direkt am Meer in Süditalien und waren von dem Haus und dem Service der Vermieter super verwöhnt Dein Objekt liegt prima - aber das ist nicht alles. Es gab keine gute Einweisung - sicherlich auch sprachlich bedingt Dass wir enttäuscht von dem nicht Einhalten deines Versprechens Corona bedingte Änderungen zu berücksichtigen, haben wir dir geschrieben. Unter diesem Umstand und dass das Objekt nicht unseren Ansprüchen entspricht werden wir nicht wiederkommen. René und Ines

Tolle Lage am Meer
Das Haus liegt sehr ruhig am Ende einer Sackgasse direkt über dem Meer. Es ist sehr gemütlich und persönlich eingerichtet, man merkt, dass der Vermieter hier auch selber viel Zeit verbringt. Das Highlight war der tolle Ausblick von Balkon oder Terrasse auf das Wasser. Hier kann man wunderbar die vorbeifahrenden Boote beobachten, einfach wunderschön! Über eine Treppe ist man sofort am Wasser, man kann hier auch sehr gut schnorcheln, es gibt viele Fische zu beobachten. Zu Fuß ist man in wenigen Minuten im schönen Ort Porto Santo Stefano, wo es nette Geschäfte und Restaurants gibt. Zu beachten ist, dass man (zumindest in der Hauptsaison) nur bis abends um 18 Uhr mit dem Auto zum Haus fahren darf, da man mitten durch den Ort und die Uferpromenade fahren muss um zum Haus zu kommen und dort ab 18 Uhr eine Durchfahrtbeschränkung gilt. Wenn man später nach Hause kommt müsste man unten im Ort parken und zu Fuß gehen. Wir hatten eine wunderschöne Woche in der Villa und kommen gerne wieder!

Wunderschöne Lage
Wunderschöne Lage, da in einer Sackgasse, sehr ruhig, Zentrum fußläufig erreichbar, die Aussicht traumhaft. Ich würde mir wünschen, dass auf die Kücheneinrichtung mehr geachtet würde, das Besteck war rostig, es waren nur 3 Kaffeetassen da, wenige Gläser, 5 Porzellanteller und sonst nur Plastiktassen und Plastikteller. Das finde ich sehr schade. Auf meine Anmerkung beim Checkin, sagte mir die Kontaktperson, wir wären ja keine große Familie, das würde doch reichen. Das Kochgeschirr war leider schmutzig, sodaß ich es vor dem ersten Gebrauch erst spülen musste.

Wir haben uns sehr wohl gefühlt !
Das Haus bietet alles, was man für einen entspannten Urlaub benötigt. Ruhig gelegen am Ende des Ortes kann man auf der Terrasse und dem Sonnendach die Sicht auf die Bucht genießen und dabei die ein- und ausfahrenden Schiffe beobachten. Der eigene Zugang zum Meer ist top und tut sein übriges. Fußläufig sind der Hafen und der Ortskern des schönen Städtchens mit seinen Restaurants und Geschäften schnell zu erreichen. Das alles bescherte uns einen ruhigen, entspannten und erholsamen Urlaub.

Superbe séjour !
Très bel emplacement sur la mer, à 5 min du port, dans une impasse très calme. 2 places de parking prévues. 2 canoës à disposition. Seul bémol : un peu juste en serviettes de toilette. Nous n'avions pas tous une grande serviette, et aucune serviette de rechange.

Schönes Haus in toller Lage
Das Haus liegt ideal mit direktem Zugang zum glasklaren Wasser, in dem man super schnorcheln kann. 3 Schlafzimmer, 3 Bäder. Für 7 oder 8 Personen eher nicht geeignet (zu wenig Handtücher, zu kleine Töpfe). Ansonsten toll. Oben Sonnenterrasse unten Balkon im Schatten, Liegestühle für alle und ein toller Ort, den man zu Fuß erreichen kann.

Wohnen direkt über dem glasklaren Meer
Es war wunderbar .... Aufgrund der schönen Objektfotos sind wir voller Vorfreude in den Urlaub gefahren und wurden auch nicht enttäuscht. Man wohnt wirklich direkt über dem Meer und hat sowohl von der großen Dachterrasse als auch vom Wohn- und Schlafzimmer einen herrlichen Ausblick auf Meer und Küste. Über eine kleine Treppe direkt am Haus ist das herrlich klare Wasser zu erreichen. Beim Schnorcheln konnten wir erstaunlich viele bunte Fische beobachten. In ein paar wenigen Minuten zu Fuß erreicht man die Hafenpromenade, wo man die frischesten Meeresfrüchte, leckere italienische Küche mit gutem Wein genießen kann. Dolce Vita pur!
