Great location air con unfortunately not working
Everything was exactly as per the accommodation description, the location was so convenient to everything in the main centre. The spa on the roof was a real treat. Unfortunately while we were there it was confirmed that the air con was not working and would need completely replacing. The managing agent was very responsive and provided a portable a/c unit and several fans. I don’t know if it was a particularly muggy week or the apartment just tend in the warmer side, but it was really quite uncomfortable to stay and particularly sleep without the a/c. Doors and windows open made no difference (apart from meaning the traffic noise was very loud). It was a shame as it really made a negative impact to what was otherwise a very lovely place.

Perfect Location, yes! Perfect Property, if you don’t look too closely!
Booking this apartment was the most convoluted process I have ever experienced involving three different entities (Stayz/Escapia/Stay Port Stephens).
Making the booking required a 50% up-front payment, a $1,000 deposit (refunded after the stay) and the completion of a guest agreement that needed confirmation of the age of all guests and the upload of an image of a credit card which was challenged when I provided a redacted image (to protect my security).
The arrival and departure procedures involved multi-step processes to unlock one box, to access another to then gain access to the apartment.
The unit itself was presentable and has recently been painted throughout and new blinds installed. You don't need to look too hard before the cracks start to show. This may have been a luxury apartment when it was built some 24 years ago, however the kitchen and bathrooms are showing signs of their advanced age, the showers both leak and result in a river of water running into the middle of the bathroom floors. The kitchen appliances are worn and there isn't a matching set of crockery, cutlery or glassware, just the remains of previous sets.
The apartment would benefit from a deep clean.
The rooftop terrace was a complete let down. The BBQ was barely clean, the sun beds are disintegrating and the spa is so old with broken grills and jets that it needs to be replaced.
All of these things are unacceptable especially when this apartment is being marketed as 'luxury accommodation'.

What a let down!
This unit was in good location. But that is it!
The unit was dirty. Bathrooms were full of mould . The ceiling in main bathroom was covered in mould. The shower leaked into hall way & wet the carpet.there was no remote for TV in the main bedroom. No blind in the ensuite & still hair on the floor in the shower & near the toilet from previous users.
The second bedroom blind was broken.
The sliding doors wouldn’t lock. They were broken.
The spa area was filthy. Rubbish & mould everywhere . Lounging & cushions were dirty. Then to top it off we had to strip the beds before we left. .
Never in all my travels had we had to do this p, especially after paying a service cleaning fee.
My advice is to steer clear of this place. Plenty of other options nicer, cleaner & better pricing.
The owners of this property need to step up & fix these issues & give this unit some TLC !

The outdoor are was quite dirty.
There was a chipped coffee cup in cupboard.
The carpet needs a good wash. There was not enough toilet paper supplied for 8 people. We had less than full rolls in bathrooms and only one spare.
The shampoo and conditioner dispensers were all but empty.
The cover over spa filter came off when the spa was turned on.

Cleaning needed attention: balcony, under the lounge, in the room corners, blowfly on the windows, outside front entrance to the building was disgusting, blind louvres needed dusting, underneath the microwave dirty, various marks on the walls and carpet.
Maintenance needed: most blind slats could not be tilted (broken),
Microwave oven frame loose, fridge light not working, bathroom vanity lights not working, most staircase lights not working, walk-in wardrobe light flickering, kitchen bench light cover missing.
Missing: salt (lots of pepper!)

Perfect for a family stay
Booking was a breeze, access was straight forward, property is in a very convenient location to mariner and main shops strip, lift to top floor was very convenient especially with 3 little ones, and front door to apartment is literally right in front of the lift doors. Issues with Harbour View penthouse Apartment 10
Hello – our names are Frank and Tina Bondolfi and we would like to address some details of our holiday rental
These are the relevant details:

We had issues with the following
• General cleanliness of apartment was of poor quality
- areas around door handles and light fittings were dirty
- bedside tables were dusty, as was ledge under main dining table
- a large cobweb on ceiling cornice above TV
- cockroach baits? visible beside refrigerator
- bathtub was dirty and we cleaned it before use
- laundry – area behind door and around washing machine build up of grime
- build up of leaf litter and sludge under patio planters and around corner drain
- most horizontal blinds very dusty/and or dirty
- window ledges very dirty and/or dusty
• Furniture and other resources broken or tattered
- Outdoor (dark) chairs on main balcony -webbing broken and loose
- Dining chair – rattan webbing has a large hole
- Pots and pans – battered and no longer non stick
- Blinds – many with broken rods – unable to set to privacy or horizontal open settings
- Dining room sliding door – rubber has come loose
- Light fitting above jug – wires dangling down
- Main bedroom floor lamp – light bulb broken and has sharp splintered edges
- Rooftop day beds in poor condition
- Lounge furniture – couch facing TV – underneath black webbing/cover has deteriorated and is dangling down
- Shower screen in main bathroom is cracked and shard is exposed and will soon shatter/break off
- Two lights above main bathroom mirror not working
- Two lights above ensuite mirror not working
- Drinking glass – had large crack – we had to throw it out
- Outdoor mats worn and tattered – need replacing
• General cleanliness and health/sanitation issues
- Ceiling of ensuite bathroom covered in spotting of black mould
• Rooftop area
- Build up of leaflitter and black sludge in most corners (especially in front of spa) – up to 75 ml thick. We spent ¾ hour hosing, brushing and sweeping this area. Every drainage point was filled with debris and sludge and needed to be cleared.
- Spa - Cover that goes over the filter – clips are broken and it then floats into water area
- Many jets in spa are not working
- Hose – nozzle fitting is broken and not able to be re attached THERE IS MORE BUT IT WONT FIT INTO THIS BOX

Relaxation overload
This property was located in an ideal location, close to walks, shops and ocean. It was comfortable and the views from the roof top deck were just breathtaking.
The property is in need of a little maintenance. There was a tile off in the main bathroom, the blinds had a lot of the mechanics missing or broken off. could use a clothes airer or line to hang towels, swimmers etc and in need of more cutlery and some small plates.
This did not detract from our overall experience though. We just thought you would like to know.

Excellent location but needs maintenance
Excellent location close to the shops and only a short stroll to the Marina. Comfortable accomodation and very spacious. The property does however need maintenance (ceiling leaks, broken sliding door) and should provide more kitchen essentials (baking trays, bottle opener, sharp knife, microwaveable containers and better tongs). The BBQ should be located on the balcony rather than top level where the spa is hence why we never used it whilst there. Other than that we enjoyed our stay.

Great location, large well appointed apartment
Previous reviews seemed a bit negative but we found the property overall great. Spa worked and was very clean, bbq good, large sized rooms, 2 good bathrooms, plenty of kitchen ware and all very clean.
There are a few small curtain rods not working but nothing substantial. Location is perfect.
Would definitely stay here again.

Considering the place costs 1000 dollars and I was also charged a fee for cleaning
I was highly disappointed with the cleanliness of the entire place as I woke up with a white strand of hair in my mouth and felt sick to my stomach !
After discovering that my entire stay I was on edge and was convinced that the bedding weren’t even cleaned properly
The room did not smell fresh when we walked in..
I’m so convinced at this point that you charge a fee just for the sake of it without cleaning the house !!!
