The room was amazing and clean. However my first day, the girl with the glasses at the front desk and her friend that worked there were rude. The one with the glasses was impatient with me as I was getting my credit card out to put a hold on the room. I just saw her recently and don’t think she should be working there at all. She’s immature and unprofessional. These girls escalated the situation by being rude and then flipped it around after I defended myself. I would stay here again if they’re not here anymore. They don’t deserve a job there.

I loved this hotel so much!!! The front desk ladies were absolutely wonderful! Super nice and helpful! The room was gorgeous and had everything I needed to cook all my food. The bed was really comfortable and the bathroom is stunning! I loved the sauna, probably the best sauna I’ve ever used! We’ll definitely stay here again!!!

Our room was on the bottom floor with no natural light and windows that opened up to cement walls. The property had an awful smell and didn’t seem very clean overall. However our bed and sheets were clean.

I would recommend anyone to stay there. The room are big, with a small kitchen, very confortable. The staff is very nice. Very easy to go to Manhattan by the ferry (2 blocks away).

Huge studio space with a good kitchen and a weirdly small couch. Overall, feels like a NYC apartment in a lot of ways. The window from the street was very thin and it was quite noisy from the street, but quiet from the hallway and hotel property. Overall, good rooms. Sort fo strange common areas and a bit louder than I would want. I could see this being a good place to stay with kids with the kitchen and space.

My girlfriend and I booked our anniversary at this hotel. The room was very spacious and clean, and the staff was very friendly and accommodating. My one complaint is there was a fair amount of noise from furniture being moved throughout the morning above our room making it difficult to sleep in the early AM, but otherwise had a tremendous experience.

Our room was perfect for our stay. The bed was very comfortable, the room was clean and well appointed. The kitchen was well supplied and the couch and table were put to good use. Franklin Guesthouse was very close to the person we were visiting, we walked to restaurants and grocery stores. Very convenient! And a big bonus, friendly staff! Will definitely stay here again.

Franklin Guesthouse is hands-down the best hotel I’ve ever stayed in NYC. Spacious, modern suites with gorgeous bathrooms and full kitchens. The staff (special shout-out to Valentina, Melanie, and Carlos) treat you like family. Safe neighborhood, great restaurants nearby, and the subway just a block away. Bonus: 24-hour sauna! I left heartbroken to go home—this place is perfect. If Franklin is booked, check their sister property The Box House Hotel. Otherwise, don’t waste your time looking elsewhere.
