Welcome! We’re excited to host you. Please review and respect the following house rules to ensure a safe and enjoyable stay for everyone.
1. Minimum Age Requirement
The primary renter must be 25 years or older and must remain on the property for the duration of the stay. Third-party bookings are not permitted.
2. Maximum Occupancy
The home may not exceed the maximum number of guests listed in the reservation at any time. Unregistered guests are not permitted without prior approval.
3. No Parties or Events
Parties, events, large gatherings, or disruptive behavior are strictly prohibited. This is a residential building with neighbors. Excessive noise may result in:
• Immediate cancellation of the reservation
• Removal from the property without refund
• HOA fines passed on to the guest
4. Quiet Hours
Ocean City enforces a strict noise ordinance prohibiting disruptive noise between 12:00 AM and 7:00 AM. Noise must not be audible from 50 feet away from the building.
Please be respectful of neighbors at all times, especially in hallways, balconies, and parking areas.
5. No Smoking
Smoking or vaping of any kind is strictly prohibited inside the unit and on balconies. Evidence of smoking will result in a minimum $300 odor remediation fee.
6. Pets
Pets are not allowed unless explicitly approved in writing prior to arrival. Unauthorized pets will result in immediate removal and additional cleaning fees.
7. Parking
Two parking passes are provided in the unit for your stay. Parking is available in the shared condo parking lot. Spaces are not assigned or reserved. The lot is large and typically has ample availability, but parking is first-come, first-served.
Parking passes must be clearly displayed in your vehicle at all times while parked on the property. Vehicles without a visible pass may be subject to towing at the guest’s expense in accordance with condo association rules.

8. Balconies & Safety
Do not:
• Throw objects from balconies
• Hang towels or clothing over balcony rails
• Feed seagulls or wildlife
Guests assume responsibility for balcony safety, especially with children.
9. Damages
Guests are responsible for:
• Any damage beyond normal wear and tear
• Missing items
• HOA fines caused by guest behavior
The property is documented before each stay.
10. Check-In & Check-Out
• Check-in: After the designated check-in time
• Check-out: By the designated check-out time
Late check-outs must be approved in advance and may incur additional fees.
Before checking out, please:
• Place all used towels and any used bed linens on the bathroom floor
• Load and start the dishwasher
• Take trash to the dumpster in the parking lot
• Leave parking passes on the kitchen counter. A $15 replacement fee will be charged for each parking pass not returned.
• Lock all doors
11. Maintenance Issues
Please report maintenance issues immediately. Do not attempt repairs yourself.
12. Linen & Supplies
We provide all bed linens, bath towels, and beach towels for your stay. Upon arrival, you will find starter supplies including:
• Shampoo
• Conditioner
• Body wash
• Toilet paper
• Paper towels
These items are intended to get you started. For extended stays, guests are responsible for purchasing any additional consumables beyond the initial supply.
13. Weather & Coastal Conditions
Ocean City is a coastal environment. Storms, wind, and salt air are part of the experience. Refunds are not provided for weather-related conditions unless there is a mandatory evacuation order.
14. Excessive Cleaning
Your reservation includes a standard turnover cleaning. If the property is left in a excessively dirty or unsanitary condition beyond normal use, requiring excessive cleaning time or specialized cleaning services, additional cleaning charges will apply. Examples include, but are not limited to:
• Large amounts of trash left throughout the unit
• Food, spills, or substances requiring deep cleaning
• Damage or conditions requiring professional odor or sanitation treatment
• Any situation where the property is left in a state significantly beyond what is typical for a vacation stay
We understand normal vacation mess happens. This policy applies only to extreme situations where the property is left in an unusually poor condition. Additional cleaning will be billed at the actual cost incurred.
Violation Policy
Violation of house rules may result in:
• Immediate termination of stay
• Additional charges
• Loss of security deposit
• HOA fines billed to the guest
