* Pro tip: You’ll be home and in our pool within 20 minutes of landing at MCO!
Maximum Occupancy: For everyone's comfort and safety, the number of guests may not exceed what was agreed upon at the time of booking. This includes all adults and children. Florida law also requires that occupancy limits be observed.
Additional guests not listed on your reservation are not permitted to stay overnight. If you're planning to have visitors during your trip, please let us know in advance so we can accommodate accordingly.
We have a security camera at the front entrance for the safety of you and the property.
Check-In & Check-Out
• Check-in begins at 4:00 PM
• Check-out is by 11:00 AM
Early check-in or late check-out may be available based on scheduling — just reach out and we'll do our best to accommodate you! A small additional fee may apply.
If you happen to need extra time and haven't arranged it in advance, please be aware that late departures may incur additional charges to cover our housekeeping team's schedule. Your door code will be shared approximately one hour before your check-in time.
Quiet Hours
We ask that guests be mindful of our neighbors and observe quiet hours from 10:00 PM onward.
Gatherings & Events
Family get-togethers are warmly welcome! We just ask that you give us a heads-up in advance so we're aware of the additional visitors.
Smoking Policy
Casa Blanca is a non-smoking indoors property. Smoking and vaping are permitted in outdoor areas such as the patio — please use a proper ashtray (not dishes or cups from the kitchen). Thank you!
If smoking occurs inside the home or cigarette debris is left in outdoor areas, a minimum $500 cleaning fee will be charged. Oil lamps and incense are also not permitted indoors due to lasting odors.
Parking
We have plenty of parking available! The garage accommodates 2 vehicles, and the driveway fits up to 4 more. Cars, motorcycles, boats, and RVs are welcome.
Linens & Towels
We take pride in providing fresh, quality linens for your stay. To keep them in great shape, please note that makeup, tanning products, and certain skincare treatments can permanently stain or bleach fabrics. We appreciate your care — stained or unsalvageable items may be charged at $25/each. Towels and linens are intended for indoor use only and should not be removed from the property. We do provide pool towels for outdoor use — please use those by the pool!
Housekeeping & Cleanliness
A one-time cleaning fee is included with your reservation, which covers the preparation of the home before your arrival. Daily housekeeping service is not included during your stay. We kindly ask that you leave the home in reasonable condition upon departure and take your trash to the appropriate bins or dumpsters on the property. If additional cleaning is required beyond normal expectations, charges may apply.
At the start of your stay, you'll find a starter supply of essentials — toilet paper, paper towels, shampoo, conditioner, soap, and similar items — as a one-time courtesy. Replenishing supplies during your stay is the guest's responsibility, so feel free to bring extras along!
Grill
The grill is available for your enjoyment! Propane is not included, but we're happy to arrange a delivery for an additional $50 (which also covers post-stay grill cleaning). Just give us 48 hours' notice and we'll take care of the rest.
Swimming Pool & Spa
Enjoy the pool! A few safety reminders to keep everyone happy and safe:
• Children must be supervised by an adult at all times.
• Please avoid diving, running, or rough play in and around the pool area.
• Use caution on wet surfaces.
Pool heat is complimentary and runs via solar panels. Please note that during cooler weather (below 65°F), the solar heater may not be able to maintain warm temperatures. This is normal operation — not an equipment failure — and no refund will be issued for pool temperature variations. The pool is professionally cleaned and serviced prior to your arrival and on a regular schedule thereafter.
Trash & Pest Control
Trash collection is on Fridays and recycling is on Thursdays. We do our best to ensure bins are emptied on schedule, though we cannot be responsible for collection timing between services.
We have monthly professional pest control service at the home. That said — this is Florida! Bugs are a reality of the environment, especially if doors or windows are left open. We ask that all doors remain closed when not in active use. If you encounter any pest concerns, please let us know.
Air Conditioning & Heating
The home is equipped with central heating and air conditioning for your comfort. To protect the system and avoid damage, please observe the following:
• A/C should not be set below 70°F
• Heat should not be set above 78°F
• Fan setting should remain on AUTO
• Keep doors and windows closed while the system is running. Setting the thermostat outside these ranges may cause the unit to condensate or shut down. Guests may be responsible for repair costs resulting from extreme temperature settings.
Internet & Cable TV
High-speed internet is available throughout the home at no charge. Cable TV is provided in the living room and master bedroom, and Pay-Per-View is available. We'll do our best to keep all services running smoothly, but in the rare event of an outage due to circumstances outside our control, we'll dispatch a technician as quickly as possible. Please note that service interruptions do not qualify for refunds.
Security & Safety
Please lock all doors and windows whenever you leave the property. While you're with us, you assume responsibility for the home, its contents, and your personal belongings. The host is not responsible for injuries resulting from failure to exercise due caution.
Candles are not permitted indoors due to fire hazards.
Property Access
Scheduled service providers — including pool care, yard maintenance, and housekeeping — will continue their regular visits during your stay. If we ever need to enter the home for repairs or inspections, we'll provide reasonable advance notice and coordinate with you to minimize disruption.
Reporting Issues
We want your stay to be wonderful! If you notice any maintenance or housekeeping concerns upon arrival, please report them within 8 hours of check-in so we can address them promptly. We appreciate your cooperation in allowing our team or vendors to access the home to make repairs. If the issue is resolved and you choose to remain in the property, no further compensation or refunds will be issued. We're committed to responding to any concerns as quickly as possible.
Cancellation & Modifications
Cancellations are handled in accordance with VRBO’s Strict Cancellation Policy. If you'd like to modify your reservation, please reach out — changes are subject to availability and may reflect differences in seasonal nightly rates. We'll always do our best to work with you. No refunds are issued for late arrivals, early departures, or unused nights. In cases of severe unforeseen circumstances (such as major damage or a force majeure event), the host reserves the right to cancel a reservation without further liability.

Package Deliveries
If you're expecting a delivery during your stay, please make sure it arrives within your reservation dates. We're unable to accept or hold packages outside of your stay window.
Conduct & Community Standards
The property may not be used for any illegal activity, including unlawful use of the internet (such as downloading copyrighted content). We expect all guests to conduct themselves in a way that is respectful of neighbors, the surrounding community, and the property itself. Any violation of local laws or ordinances will result in immediate termination of the stay without a refund.
Property Condition & Liability
Casa Blanca is lovingly maintained, but like any frequently used vacation home, you may notice normal signs of wear — minor scuffs, faded fabrics, or aged furniture. We appreciate your understanding and flexibility in this regard. No refunds will be issued for typical wear and tear. All guests use the property and its amenities at their own risk. The host does its best to maintain the home in great condition but cannot be held liable for allergic reactions, equipment malfunctions, acts of nature, or other unforeseeable circumstances. We will work diligently to address any major equipment or appliance issues during normal business hours, though refunds or price adjustments cannot be issued for service interruptions. There are also no refunds for weather conditions, construction activity near the property, or internet/cable outages beyond our control.
When you check out, a staff member will inspect the property. Any unreported damage found during inspection may be billed through your booking channel.
