Le Rose: Your stay at Le Balze

Le Balze: A true oasis of peace, silence and nature, just over 5 minutes from Perugia old town and about 1 km from all shops and essential services. A numeric keypad allows for completely independent self check-in.

An ideal location for couples seeking relaxation or sightseeing (20 minutes from Assisi, Spello, Todi, Lake Trasimeno) and for families with children: a park with private corners, large lawns, and a pool. For teenagers, outdoor games (swing, volleyball net, ...) and facilities for the little ones (high chairs, cribs, ...). Parking within the fenced property, gate with remote control. Free Wi-Fi in the house and garden.

Swimming pool open from April to October (with salt water and diatomaceous earth micro-filtration for crystal-clear water), attached covered porch with relaxation area, toilet, and hot outdoor showers.

The Le Rose apartment has a private-use garden in a secluded position with BBQ, table, and sun loungers. Large and bright kitchen, fully equipped, directly connected to the garden. Master bedroom. A private villa in a beautiful garden

Everything was as expected except the property was so much nicer than even the photos. Valentina is a wonderful host snd communicates well in English. We found the slightly out of town location very convenient. The Nero Gatto restsurant literal l y around the corner (1 mile) was a pleasant surprise. Wonderful menu and great service. Food was delicious. Highly recommend if you don't want to go all the way into Perugia.

Late Summer in Perugia

Property as described and very secure and beautiful setting. Communication with host excellent but did not meet face to face during 11 night stay. Personal touch of an in person welcome would have been nice but not essential. No welcome pack, which we typically experience - just to get started, we were originally due to arrive on a Sunday evening and it would have been very difficult to get essentials for first day. Getting in and out to Perugia easy with Public transport links and parking in town. Lots of shops and markets in the area and easy links to local towns. Pool is not heated just for information. Loved it regardless and soon got used to the fresh experience, pool clean and well maintained. Advise to bring mosquito repellent and use straight away. First night had a few bites which were unpleasant so beware. Lovely setting, private area to sit out and never felt crowded. Apartment is spacious and all items as required, with laundry service offered on request. Really enjoyed the stay - good value and would reccomend/stay again. Thank you Valentina and all your support team for a wonderful stay.

Valentina was very helpful. Always available for any questions or informations. Her family and her dogs were all very nice. It was very private and relaxing to come back to the villa after exploring. We definitely come back to the villa.

A little corner of paradise near Perugia

Le Balze exceeded our expectations. The garden was fabulous, full of ancient olive trees, umbrella pines, roses and peones. It afforded stunning vistas over the Umbrian countryside from its elevated position. We could even see Assisi in the distance. The apartment itself was very comfortable and a laundry service was provided on request - what a treat! Valentina was the perfect host, responding to every question we had promptly, providing useful tips and advice about the area. We cannot wait to come back.

Beyond our expectations!

First of all, Valentina was a wonderful host! The property is absolutely gorgeous, peaceful and in a great location! Very close to Perugia but in a very tranquil setting. The apartment was well appointed with everything we needed. We enjoyed cooking in lovely kitchen and having our wine in the garden. Her dogs are adorable and extremely well behaved. Can’t say enough good things about this beautiful property. Oh, and super comfy bed! We slept so well! Also, great bathroom. We will be back for sure!

Wonderful place

Lovely place with a beautiful garden en very nice host. Thea apartment was spacious, with a big bedroom, big bathroom, big kitchen with everything in it and a nice sitting room with the possibility for an other double bed. The garden with swimming pool is wonderful with lots of roses en singing birds. There are two lovely dogs and Valentina and her husband are very kind. We loved staying there and will come back if possible!

Perfect house, perfect city, perfect stay!!!

We had such a wonderful time at Le Balze. My son and I stayed in Le Rose apartment, which was even more beautiful than in the pictures. It had everything we could need and more; dishwasher, plenty of cooking equipment, cafetiere and more. The furniture is a mix of modern and antiques and every little detail of the apartment is so quintessentially Italian! The beds and pillows were really comfortable which is quite rare to find in holiday homes, I find. Le Rose has its own little private garden, with beautiful flowers, olive trees, a lawn, and a BBQ! It feels very peaceful and secluded from the rest of the villa, but we also made use of the swimming pool area and the bigger lawns around Le Balze. The location is ideal for whoever wants to stay in a big villa, immersed in trees and peaceful nature but also be 10 minutes away from the town centre! To top it all off, the host Valentina was extremely helpful while at the same time giving us all the space and privacy a guest could wish for. I have no doubt that we will be staying again!

le Balze is perfectly situated , quiet and peaceful yet so close to the beautiful center of Perugia,

we stayed ai the ROSE apartment which was perfect, very private but yet 30 meters from the wonderful swimming pool.the rooms were taste fully done and well kitted out you wanted for nothing.Valentina was on hand if you wanted to know anything or do anything and her dogs were so loving. We would most definateley visit again, many thanks Valentina for a wonderful stay

Beautiful gardens

We really enjoyed our time at Le Balze set in beautiful gardens. It was such a lovely quiet place to stay. Valentina was very friendly and helpful and gave us a lot of information about the area. She recommended the local Macelleria where we bought lovely fresh meat, also the local farm shop where we bought lovely fresh fruit and vegetables. We stayed in Le Rose Apartment which was very well set up and we had everything we needed. We had our own private garden area where we sat outside and had breakfast and dinner. Beyond expectation!

My wife and I spent a week at beautiful Le Balze. Our accommodation was spacious and comfortable. The style and decorations fit the park-like setting and region of the country - nicely done. Plenty of room with good sized kitchen, sitting room with a fireplace, bathroom and bedroom. Lovely hostess Valentina was outstanding. Excellent English. It's like we became friends. Would highly recommend.

Incredibly relaxing

Beautiful setting and lovely apartment. The pool and garden are fantastic with lots of areas to relax. The apartment is well appointed and has a private outdoor area to relax in with an outdoor grill for cooking. The location is great with lots of sights in easy driving distance - Spello and Assisi are beautiful but Perugia itself is also a wonderful place to visit. Valentina and her family are great hosts. She emailed a list of recommendations for food and sightseeing. The local butcher she recommended was fantastic. Also thanks once again for the recommendation of the restaurant in Spello. It was fabulous. We also enjoyed the company of their two lovely dogs. The only negative was that we had to leave - we could happily stay for a month or more.

Peace and Serenity

Our stay at Le Balze was wonderful! The garden is beautiful and so peaceful. We sat out every morning having our coffee and croissant and found ourselves leaving for our sightseeing much later than planned as we so enjoyed our mornings in the garden. The property is perfectly situated for all the sightseeing in the area. There are so many beautiful medieval towns in the area to visit. Spello was our favorite with Assisi coming in a close second. We also had a wonderful day on Lago Trasimeno with a boat tour out to Isola Maggiore. We ended all of our days back out in the garden enjoying wine and the nice Umbrian breeze. It was everything we had hoped for and more! Valentina was a wonderful. She emailed us a list of everything in the area that included all the shops and restaurants to all the towns nearby and what they had to offer. It was very useful! It was a wonderful holiday and we plan on returning again in the future.

Beautiful villa in a tranquil setting, close to everything, and friendly and obliging host

My wife and I spent four weeks in Le Rose, at Le Blaze. It was everything we hoped it would be. Our apartment was clean and comfortable and the facilities within it, excellent. Tucked away in a secluded part of the grounds we felt like we were in our own little villa. We were able to purchase local produce and shop at nearby supermarkets, only a short distance by car. The excellent cooking facilities meant that we were able to cook our own meals on many occasions. The secure parking, with easy electronic access was a bonus, and the WiFi coverage was excellent. We made good use of the excellent swimming pool, and it was a great place to relax on a hot day, and meet other travellers from many different countries. Valentina was very welcoming, as were the rest of her family, including two little four legged friends(dogs), who we grew to love. Nothing was too much trouble for the family, and they were always concerned that we had everything we needed. A good pizza restaurant was recommended by Valentina, at nearby Montebello, with massive pizzas at an unbelievable price. There are many good restaurants to choose from in the Perugia area. It was an ideal location for visiting throughout Umbria and southern Toscana. Valentina provided lots of valuable information on places to visit, which we took advantage of. A couple of places not to be missed are Citta Delle Pieve and Bevagna, just enchanting and off the tourist track. Thank you Valentina and family for making our stay so enjoyable. We cannot recommend Le Blaze more highly, but stay as long as you can, to experience the hospitality and the Umbrian experience.

Stadtnah in der Natur

Am Stadtrand von Perugia ca. 1,5 km ausserhalb,- ein kleines Paradies. Eine liebevoll gepflegte Anlage (3 Wohnungen; wir waren in Le Rose) mit herrlichem Baumbestand und schön angelegten Blumenbeeten. Allen Bildern auf der Angebotseite ist nichts hinzuzufügen. Valentina ist eine hervorragende Gastgeberin. Sie spricht perfekt deutsch und englisch. Sie gibt gerne und kompetent Tipps und Ratschläge für Besichtigungsmöglichkeiten. Ein optimaler Platz zur Entspannung - auch der tolle Pool gehört dazu - und als Ausgangspunkt zur Erkundung des südlichen und zentalen Umbrien.

Ein wirklich wundervoller Ort. Ruhe und schöne Natur vor den Toren von Perugia. Wir hatten die Wohnung „Rose“ und waren sehr zufrieden. Zur Wohnung gehört eine schöne & schattige Terrasse. Die Küche ist schön hell und mit allem ausgestattet. Da macht das Kochen Spaß. Das Gebäude und die Einrichtung ist eine kleine Retro Zeitreise. Ach ja, der Pool ist wirklich so toll wie er auf den Bildern aussieht. Valentina ist äusserst freundlich und hilfsbereit und spricht sehr gut englisch und deutsch. Dieser Ort ist sehr zu empfehlen!
