Not a party house. No loud or disruptive behavior will be tolerated. It's ok to have fun but must be done in a respectful manner.

No pets

No smoking- $1000 fine for any signs of smoking.

No local bookings without 3 prior 5 star reviews or permission from host.

Quiet hours nightly are 10 PM. This rule must be followed as it is a city ordinance .

Ring camera on the front of the home for guest safety and security of the property. No cameras in home or anywhere in backyard

No Loud parties or disruptive behavior will be tolerated. We want all guests to have fun but please always be respectful to neighbors.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA’s and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.

* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.

* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)

* Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.
