the grounds were OK, the bed lumpy, the room old, the floor slippery, easy to scratch your legs because of the bed configuration. The restaurant and reception was exposed to the outside, a very unpleasant dining experience. the shuttle was an old Toyota with badly made back seats, rusty steel with our backs exposed to raw metal no padding. Limited coffee and tea only one cup each per day.

The Hotel itself was wonderful. Top marks across the board but the severe mismanagement under the current General Manager is a mess and masively increased our expences by their incompetence. Hotel staff hardly spoke any English at all and even mandatory hotel documents required for the Thai Pass application were badly delayed. This caused us to rechedule our flights with an extra $500 in fare costs and three nights at the begining of our booking which we paid for with our room empty and no attempt at all to compensate. The very same thing occured when we needed to extend our visas. The hotel registration form M30 took the staff 3 days to provide after numerouse calls and reception visits. This cost us 1200 Baht in Uber costs rather than 400 Baht as it took 3 visits to immigration with the officers explaining to the hotel staff repetedly what form was needed. A standard form the hotel knows only to well. Very unhappy with the very avoident General Manager. No matter how polite we were or insistent neither got results in guest care. No matter how good the hotel is it's not worth the stress and disregard. Better to stay somewhere else.

I asked at the desk every day to upgrade to a room with a pool and I was told every day to ask the next day and then told it would be available on the 14th. Then I was told it was not available. We walked past the pool rooms and saw some of them vacant. I was annoyed in the end.

Nice hotel , close to town

Pros: Close to town ,very modern and nice rooms, great buffet breakfast.
Location: Close to town and restaurants many great eating places.

Great having the pool at your bedroom door.

Pros: From our room we could see the Big Bouda, a wonderful site to wake up to everyday. Staff were always very helpful.
Cons: Probably update the bathrooms a bit.
Location: Location was okay as in only a ten minute walk to beach and shops. A couple of good local restaurants.
Great friendly staff, enjoyed the food and plenty of good local massaging. Only ten minute walk to Kata Beach and shops. Was a very nice relaxing stay.

I'll just call this the 200 Baht Hotel

The hotel itself is ok, nothing really to complain about there. A bit old maybe. Staff don't speak much English. Breakfast was boring. Problem with the hotel is it's location. Only a five minute ride to Kata beach and the hotel has a shuttle there but they don't pick you up. Therefore you have to get a tuk tuk, which costs you 200 Baht every time. I suppose I could have rented a bike like a lot of others but it's been 30 years since I last ride a motorcycle and traffic rules on Phuket are practically nonexistent. My mistake for not doing my homework in the first place as in hindsight I would have preferred to be in Patong. Everything is there, nightlife, shops, bars, restaurants, shopping centre, cinema and of course the beach. If you're in Patong you don't have to hire a taxi anywhere. Next time I'll be a lot more prepared in my homework before booking.

Facilities: Modern; Value: A steal; Service: Sufficient; Cleanliness: Pleasant; Now is the time to try this place. Only 10 months old, but already starting to show signs of wear. Currently a steal at $40 a night.
