Villa Picon is a private home with the Caribbean ocean at your feet.

Your own private oceanfront home, set inside a gated community midway between Cancun and Tulum, ample private pool with built in hot tub, grand open terrace and water toys like kayaks, boogie boards and volley ball and a net on the beach. You can have it all with a white sand beach laying at your doorstep.

The staff includes Ana and Nico, who really know how to pamper our guests, daily maid service, cook for you if you want, do the laundry, Nico our handyman can set the chaise lounge by the ocean or if you like to get away from the sun for a while, he can open the six pool side parasols for you to enjoy the pool with a little less tan.

The high ceilings villa has five bedrooms plus additional bedding for kids and babies, we can childproof the stairs for you, there's a shallow kid's area by the pool and we provide high chairs, crib and playpens for your little ones.

The villa is equipped with all you need, ample parking, TV with cable, stereo, fully equipped kitchen, air conditioning throughout the entire villa plus ceiling fans, Wi-Fi, barbecue grill, beach towels, hair dryers, toiletries, complimentary bottled drinking water, just bring the sunblock and enjoy the amazing views, alfresco dining, play in the sand, swim in the ocean and if you're lucky witness the baby turtles being born right in front of your eyes.

We stayed at Villa Picon for 9 nights. We were a three generation three family group of 10 people. Villa Picon was perfect for a large family group. It exceeded our expectations in every way. Everything worked. There is a family that lives in a separate house on the property and the family takes cares of the Villa and its guests, and does a great job. The Villa was totally cleaned every day, a first for me with a VRBO. We had the caretaker's wife shop for and cook us dinner four nights. The meals were delicious and it was a real treat not to have to shop, cook or clean up, and the cost was reasonable for what you got. The pool was lovely and the hot tub was kept hot. The one down side is something that the owners cannot control. Sargassum grass has become a very large and real problem in the Carribean area and we were not spared. Just be aware that any time after about March 1 you can encounter an outbreak of sargassum. But you always have the pool and the great activities in the area like Xcaret. I totally recommend Villa Picon for an extended family vacation.

A beautiful home! Awesome location on the beach, with wonderful rooms, great decor - best vacation rental we have had, ever. Luis Picon is a great host, super responsive and helpful. And Nico and Centi superb grounds/house keepers and chefs. The grilled fish with side dishes they made on our last night was wonderful.

Villa Picon is an amazing place, with your own pool and hot tub, right at the ocean with a private white sand beach. Luis made sure that all the things we needed for our family were there for us, from having a crib and playpen to getting a second high chair and having toddler dishes, as well as getting some new sand toys for the little ones.we brought our family, and grandchildren, 6 adults and 3 children, and we all had the most memorable vacation. everyone said that they would like to do it again, that they would like to come back. This villa is perfect for large families with its 5 bedrooms and large common areas. The pool was 81F, an we all enjoyed it an used it everyday, the hot tub was a little tricky but Nico was always there to adjust it for us and they even installed a new heater. Sandy was looking after the house, and saw that linens and the kitchen were cleaned every day. it was a new experience for us to have house staff, but Nico and Sandy were so awesome that we felt comfortable having them there. and safer even, knowing that Nico was always there at his place. We will return.

We had an amazing stay at Villa Picon just after Christmas! Luis was great with communication before and during the stay. Nico and Ana are amazing hosts and made sure we had everything we needed plus kept the house in great shape - the daily housekeeping was such a nice touch, especially with a toddler and 2 kids. The kitchen is very well equipped and we really appreciated all the Tupperware for leftovers and cut fruit. As others have mentioned, the private pool and beach are amazing! The pool was a little cool for us so we mostly hung out in the hot tub which Nico did a great job keeping warm. The pictures don’t do it justice, especially the outdoor space which has a large outdoor sectional that we spent most evenings playing games. The Villa is perfect for families traveling with little kids or multiple families wanting a remote, relaxing vacation! We’ll definitely be back!

We just got home from an amazing trip to Villa Picon. The pool and direct beach front setting is stunning. We had 8 adult family members with us and everyone had their own space. The beds were comfortable and the mini splits created the perfect white noise for sleeping, especially when the younger crew stayed up late. The kitchen is large and easy to use and has everything we needed for a family who loves to cook. They have a bottled water dispenser so we could enjoy fresh water all week.You will need a rental car to get around. Puerto Morales is 12 minutes away for grocery runs. The caretakers were kind and helpful. They only speak Spanish, so it is best if you can too. We hired them one night to make us a feast of grilled fish and beef over a charcoal grill. Magical moments at this property included us witnessing baby turtles hatch in front of the villa, watching the Geminid meteor showers (45 shooting stars ), and swimming and body surfing daily in the 83 degree ocean. The sun rises directly in front of the house! They have extra snorkeling gear, water shoes and boogie boards. We enjoyed the hot tub in the evenings. The Villa was cleaned daily for us. The owner was always responsive to any questions I had.We would absolutely come back to the Villa Picon. I'm including some pics.

Villa picon is the best rental I’ve stayed at! You can’t beach the large pool and beachfront. The service from the house staff is incredible. The beds are so comfortable and the house has great A/C. The bathrooms feel luxurious out of a spa. Cannot recommend this property anymore!

What a treat!

This is our second time staying at this property, our first time we enjoyed the privacy of the location, the service, the installations with a beach and pool all for ourselves. We had to come back! This time, it was even better. Nico and Anita are always so gracious , she prepared breakfast for us everyday (worth the extra fee), and made us a so rf and turf bbq that was as good as any ot the top notch restaurants around the area. Everything about the house was incredible. We had questions about the hot tub and Nico was there immediately. One of the TVs broke and we had a new one that day. I’d highly recommend having Ana cook for you a couple of nights. She was amazing to work with and she made some of the best ceviche I’ve ever had. We will be back.
