~ The Great Room: the heart of the home (about 1,000 sq ft)~
The showpiece of the house. Walls of windows pull in natural light and frame the valley views, anchored by a brick gas fireplace (Fireplace decor only). Two distinct lounge zones mean nobody`s fighting for a seat: a power-reclining sofa and loveseat in front of one TV for movie night, and a huge sectional with chaise around the fireplace (Fireplace decor only) for hanging out. Two smart TVs, smart lighting, and plenty of room to gather.

~ Wet Bar & Games Corner~
Just off the great room, a full wet bar with sink and bar seating, stocked with glassware and a cocktail kit, sets the tone for the evening. A foosball table and air hockey table sit right alongside for some friendly competition.

~ The Game Room / Den ~
Step down into the den, a second living space with its own gas fireplace (Fireplace decor only), a full-size pool table, and an electric piano. There`s a twin daybed with trundle tucked in here (sleeps 2 more) and a private half bath, and the room loops right back around to the kitchen, perfect flow for a party.

~ Private Home Gym ~
A rare find in a rental: a fully equipped gym in its own garage space with a private entrance off the great room. Inside you`ll find a weight rack/machine, Olympic bar and plates, curl bar, a NordicTrack RW900 rower, yoga mats, and a mini fridge to keep your water and recovery drinks cold. Get your workout in without leaving home, then cool off in the hot tub out back.

~ Chef`s Kitchen & Formal Dining ~
A true cook`s kitchen with a high-end gas range, tiled island with bar seating, dishwasher, and a separate prep nook/counter. Fully outfitted with quality cookware, knife set, Vitamix, KitchenAid mixer, coffee maker, and reverse-osmosis filtered water. It opens to a grand formal dining room that seats 10 to 12 at a solid wood table, under soaring ceilings with an exposed beam. This is the spot for the big group dinner.

Four upstairs bedrooms, plus a cozy reading nook in the upstairs hallway with bean bag chairs and giant Jenga:

You`ll be tucked into the quiet, hillside Vistas neighborhood off Los Altos Parkway in north Sparks: established, well-landscaped, and known for those big valley views. It`s the best of both worlds, with peaceful cul-de-sac calm and a major retail hub minutes away.


- Lake Tahoe & skiing: Roughly 45 minutes to an hour to Lake Tahoe`s beaches and the Tahoe-area ski resorts (Mt. Rose, Northstar, Palisades), making this an ideal home base for a summer lake trip or a winter ski getaway
- Reno & the airport: About 10 minutes to downtown Reno and the Reno-Tahoe International Airport, with casinos, concerts, and events close by
- Everyday essentials: Grocery store under a mile; Costco, Trader Joe`s, Sprouts, Best Buy, and Home Depot all within about 1.5 miles

A car is the easiest way to explore Sparks, Reno, and the Tahoe area, and there`s plenty of free parking at the home: a 2-car garage, room for 3 more in the driveway, and free street parking out front.

Reno-Tahoe International Airport (RNO) is about a 10 to 15 minute drive, so airport runs are quick and painless. From the house you have fast access to Pyramid Highway (445) and Sparks Boulevard, which connect you to I-80 and US-395/I-580 for trips into downtown Reno (about 10 minutes) or up to Lake Tahoe and the ski resorts (roughly 45 minutes to an hour).

Rideshare (Uber and Lyft) is readily available throughout the Reno-Sparks area if you`d rather not drive after a night out or a day on the slopes. Public transit (RTC RIDE) serves the wider metro, but service to this quiet hillside neighborhood is limited, so we recommend a car or rideshare for the smoothest stay.

In the winter time, there may be snow and ice conditions. The streets are plowed frequently, but depending on conditions, tire chains and/or 4 wheel drive may be needed to get to our home. No refunds will be provided due to weather/snow conditions or inadequate preparation for winter driving.

We also offer high speed internet throughout the home at 500 Mbps, perfect for remote work or streaming.

Every Thursday, our hot tub cleaner will be at the home during business hours to clean the hot tub and balance the chemicals. Additionally each Tuesday in the summer months our Landscaping crew will be at the property. Just to avoid any surprises!

Our trash pick up days are on Thursdays. Each Wednesday evening, our maintenance manager will come to the property to take the trash to the curb, and will return Friday evening to bring the bins back in.
- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Quiet hours are from 10pm – 8am each day.
- NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend throw away. Failure to comply will result in a fine of $1000.
- Please make sure to fully turn off the BBQ and fire pit after use
- The Bunk Beds, Hot Tub, and Gym Equipment are all used at your own risk and we won`t be held liable for any accidents
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Check Out is at 11:00am Pacific Time
