No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 5 people. There shall be a minimum fine of $500 for this violation. 2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation. 3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation. 4. Must be 25 years and older to book. 5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied. 6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9. We highly suggest purchasing travel insurance to protect guest’s reservations. Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law. Upon expiration or termination of this Agreement, any continued occupancy by Guest shall be deemed a trespass, and Host shall be entitled to pursue all available remedies, including immediate removal of Guest and Guest`s belongings from the Premises without further notice. In the event Guest fails to vacate the Premises by the required checkout time, Guest shall be liable for a holdover fee equal to three (3) times the average nightly rate of the reservation (calculated by dividing the total reservation amount by the number of nights booked), for each calendar day or partial day of holdover occupancy. This holdover fee is in addition to, and not in lieu of, any other fees, damages, or remedies available to Host under this Agreement or applicable law. Guest acknowledges that this fee is a reasonable estimate of the damages Host will incur as a result of a holdover, including lost bookings, reputational harm, and administrative costs, and does not constitute a penalty. In the event Host is required to take any action, including but not limited to legal proceedings, to enforce Guest`s obligation to vacate or to recover holdover fees or any other amounts owed under this section, Guest shall be liable for all costs, expenses, and reasonable attorneys` fees incurred by Host in connection with such action, regardless of whether formal litigation is initiated or concluded. Guest`s obligations under this section shall survive the expiration or termination of this Agreement and shall remain in full force and effect until Guest has fully vacated the Premises and all amounts owed hereunder have been paid in full. Perfect location and clean appartment. Right next to the beach. We loved to walk to Belmont Park and to the boardwalk to see the sunset every night. There's a nice kid playground not too far. We always felt secure in the neighborghood. Everything you need for your stay is there. We loved the locker with everything you need to go to the beach. Easy check-in and the parking is a must in that area. The rooms upstairs are getting hot in the afternoon. But there's an A.C. in one room that we appreciate. We used that A.C. and moved it from one room the an other to help manage the temperature before sleeping. If we had to go to San Diego again, we would come back to this appartment anytime.

Location was great and we were able to walk easily to the beach and the bay. Having the sand toys, wagon and chairs were also great. We did found the beds extremely noisy. While the queen mattress was comfortable, every time you rolled over it would wake others up. I believe it’s time for a new bed frame. There was also week long construction that would start at 6:30am each day. While I can understand that this is out of control of the management company, I feel that once they were aware to let us know. It definitely woke us up every morning (the jack hammering and machine). We left feeling exhausted from the bed, Lastly the shower tiles, and overall condition will need to be addressed. Overall our experience was ok.

Great location
Stayed at this location for 3 weeks to get away from the winter. Internet was solid allowing me to work the full stay without any downtime. The bay is a short walk away and the surf side is not much further. Really beautiful area.

The house is exactly as listed! They had lots of good fans to help with moving the air. Master bedroom was comfy. Second bedroom was nice but the bunk bed is very noisy so don't move! They so kindly allowed us to check in early since it was ready! Enjoyed our stay!

Great weekend at Mission Beach
Property had everything we needed and the location could not be beat. Super close walk to Mission Bay and Mission Beach as well as the Belmont Park area, and lots of good restaurants and bars in walking distance. And the Dueling Pianos at the local bar on the last night was a lot of fun! Only downside is that it was a warm weekend and the bedrooms don't cool down well even with fans. But in spite of that I would return anytime! Thanks!

We really loved it here. The kids were cozy in the bunk room and us and the baby were happy in the other. It's true it got super hot in there (which we doubted per other reviews bc we're used to the Texas heat). But it's true - it was hot. But we opened the windows and got all the fans going and by the second morning, it was cooled off. Also the parking spot is quite small (as it says!), but we artfully got a minivan in there. The kids loved the beach toys there and the wagon was a helpful addition. I didn't notice there was no dishwasher, but it wasn't a huge issue. Everything was spelled out clearly, the staff was super helpful to engage with, and the neighborhood was lovely and quiet - not as loud as the more rowdy Mission Beach further up the peninsula. We loved it in this cozy location. Thanks for everything!
