Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law.

Great location
Recently stayed with husband and 2 teen boys. Check-in and out was easy. Communication and response time was fast. House was clean and updated. They supplied all beach equipment and towels. Washer and dryer was in the unit. The four stars instead of five was due to the detached patio for our unit. It wasn’t hugely convenient to get out there so we did not use the grill. We also had to share it with another unit and it was quite small. That was a bummer. I also wished they had more serving pieces/dishes as well as basic seasonings. Some plastic drink ware for outside would have been useful. Steps to the sand and great location.

Adorable place, it definitely gets loud because of the other condos in the area even with their rules. Seems like everyone likes to use that breezway to walk through to the beach or the alleyway to party. The condo does NOT face the ocean it's off the back of the building towards the alley. Also, no AC and normally that wouldn't be a problem being close to the ocean but when it's loud from all the party people you have to shut your windows to sleep so it gets warm inside. It comes with beach toys so you don't have to pack them in. A very small parking spot good for smaller vehicles, and beach towels to use. This Adorable place has a washer and dryer, dish soap, bath wash, etc. So you don't need to bring all those things.

Perfect Beach Get Away
This condo is perfect for small families. Very clean! Steps away from the beach making back and forth so much easier. Everything you need is there to make your stay enjoyable. From cookwear to beach toys. There was definite thought put into what was placed in this condo. The beds were the most comfortable I've slept in, down to the pillows and linens. Contact with the owner was exceptional and her help with an emergent situation really turned our weekend around. Will definitely be back.

Great Experience all around
A no frills little condo but we had a great stay. Pros: 1. Location can’t be beat. We loved walking to the little stores, beach, and Belmont Park. 2. Cleanliness. I’m a huge germ freak. But this condo was spic and span. It’s an older building but it is maintained wonderfully. 3. Communication was great from the time I booked until the time I left. They answered my questions immediately. They also did not bug or expect anything crazy upon departure like some rentals do. I appreciated that.4. We appreciated the early checkin at no cost. Cons: I did not deduct any stars because I feel these are not the fault of the owner and most of them were made transparent ahead of time. But to some people these might be a deal breaker.1. Believe them when they say parking is tight. I rented a smaller car because they mentioned it in the ad. Our neighbors did not. And parked a huge truck next to us which was not pleasant at all. 2. It is an older building. With not much insulation as we learned the hard way on our first night. It sounded like the kids above us were dropping cinder blocks on the floor all night long lol. And we could hear the parents cussing at them. In all fairness, there is a phone number on the fridge if you need to report things such as this. We did not want to snitch so we sucked it up and they were gone the next night. If you’re a light sleeper just be aware. 3. Garbage trucks in alley constantly. Noisy.Overall, we had an excellent stay. I’d stay again!

Everything was exactly as stated. Professionally managed with attention given to the small details that really make a difference. Very comfortable beds, nice linens, quality soaps, well stocked supplies. We very much appreciated the nice beach gear to use. Everything was perfect. Nothing to complain about.
This place is one of the best we've stayed at. The couches and beds were comfortable, the kitchen is well stocked (could use a couple more ice cube trays though), the beach and bath towels were plenty, and the beach accessories (toys, chairs, boogie boards, etc.) were in good condition. Great attention to detail. The management company was easy to communicate with and they provided a lot of information. The only challenge was the parking. Like noted, the parking spot is small. I have a Highlander and didn't park there because I wouldn't have been able to open my door. We wouldn't hesitate staying here again. Thank you for a great weekend.

Great stay
Very nice and clean condo. We have stayed in this complex before in a different unit. This one doesn’t have the ocean view, but it’s much quieter as it is off the waking path. We enjoyed the chairs and played with the beach toys.Appreciated the nice beach towels that were provided. Great location. Easy walk to Belmont park. Parking in the open spot for this unit, while narrow, is MUCH easier than the garage spots we have had to use in the past. We will definitely look to stay here again!

The VRBO was just what we wanted for having grandchildren in a fun place. The location is pefect. Everything was comfortable and clean. Communication with the rental agency and the owner was excellent. The dedicated parking space is really tight, but there's nothing that could be done about it in that neighborhood. The “only” part that is deterring is the parking but we made it work and then didn’t move the car until we left- just REALLY tight squeeze. But all parking in the vicinity is the same. LOVED IT!!

Very nice property with a homie feel. The only draw back was I thought the patio and BBQ were right off the house but was not. So access was a bit far away and not what we expected. The only other issue which can't be controlled by the owner was the guests above us. Kids were running around day and night when we were trying to relax.
