Short but pleasant stay
We enjoyed a relaxing time at the Villa. It was spacious and well maintained and the neighbor was very friendly and helpful. The pool and air conditioning made it comfortable in spite of the hot time of year that we decided to go.
We do recommend renting a vehicle if you plan to do any traveling away from the villa due to it's being a little bit remote. A train will take you to the Sezze station but from there two buses are required to get to and from the villa.
We enjoyed going to the shops in the village and attempting to speak Italian. Unlike touristy areas in Italy the the locals don't speak a lot of English providing a great opportunity to practice.
If I ever return to this area of Italy I will consider another stay at the Villa Susa.

Amazing first trip to Italy with our young children
We loved our stay at this property. We had a bit of an issue finding the property first night, but the owner was immediately available to provide directions to us that were easy to follow. He even sent someone over within minutes to exchange a key fob when the battery died. He was responsive and incredibly helpful.
The house was great. Very safe feeling with young children. The heated pool does not have a gate but has a cover that is tethered down tightly and would be difficult for a child to fall in from what we could tell. Doors locked heavily in a way it would be challenging for a kid to open. There is a gate around the entire property with a key fob activated gate door.
Everything you need in the kitchen along with microwave, espresso machine and water heater. Had some left over instant coffee which was greatly appreciated, and fridge stocked with a fresh container of milk and two large water bottles which was a nice touch. We also appreciated the croissants.
Location perfect. More rural with adjacent city with everything you need. He gave us wonderful recommendation for an amazing restaurant a few mins away we went to twice. Very welcoming community.
A few hours from Rome by car. Close to train station but car is a must. We drove to Rome, Pompei, Amalfi coast, Napoli, and a local temple (Jupiter temple). We missed the gardens near by but would go back next time.
Washer and drier were lovely to have.
We loved our stay and hope to visit again.

Superb Easter holiday with our family of six
Gorgeous Villa, clean, comfortable fully equipped with everything. Lovely outdoor area with a pool. A great base for relaxing and enjoying the sights. We love a quiet location away from the crowds and this is exactly what we got. The most fantastic restaurant is a 10 min walk away. We drove from the airport but visited Rome and Pompeii by train. Terracina with its lovely beach is a 45 min drive away. We enjoyed the Easter parade in Sezze on our last night.

House in the mountains
My family and I had a great two weeks. The villa is great with ample space. The swimming pool is fantastic.
Everyone in the local village was very accommodating and always had a smile.
My daughter went into room three times via train. Around 40 minutes via the local station. Very cheap tickets.

Fantastic place
The house was lovely and very clean. The terrace at the back is fully covered and nice and cool, while the pool is located in the sunniest part of the garden. It's lovely to sit around.
If you follow Maurizio s directions you will have no problem finding it.
There is shops and restaurants close by. Vittorio s came highly recommended so we tried this out and were not disappointed.
Rome is easily accessible via train but there are plenty of small towns in the area to explore. I specifically enjoyed the town of Sermoneta as well as our day on the beach in Terracina. Although it was the end of October we were very lucky with the weather, 20 degrees and sunshine.
Communication with Maurizio was excellent. I would highly recommend this place and am hoping to come back again.

Getting away from it all in the Lepinin mountains
We had a wonderful week at Maurizio's villa.
It is very spacious and contains everything required for a self sufficient getting away from it all break.
Unfortunately we encountered unseasonal poor weather during our break so we didn't spend much time around the pool however this enabled us to tour the local mountain villages and go further afield to Rome and Pompeii , both of which are highly recommended. On a couple of days where the weather was poor in the mountains we travelled 45 minutes to the coast around Sperlonga where we found sunshine and stunning beaches. A car is a must.
All the restaurants recommended by Maurizio were excellent and as others have mentioned the welcome is particularly warm around the corner at Vittorios, where we were able to walk to and from.
Vicente and Alessandro, who look after the property locally for Maurizio, were also very helpful and their response was immediate where we needed their help in a couple of areas.
We particularly enjoyed the challenge of making ourselves understood as our Italian is patchy / non existent and the locals do not speak English however a combination of schoolboy latin, French, Spanish and google translate got us through !
We look forward to returning when our Italian will be much improved.

Absolutely wonderful villa, garden is amazing and in the sun all day. Shower rooms are modern and great, always had hot water.
You feel safe there with the CCTV and the enclosed gated entrance. Cant find any fault with the property or location although you may want to arrive in day light.
We arrived at 10pm and struggled to see the small signs if it wasn’t for our observant 11 year old we would of had to sleep in the car on the first night.
Another point to make although the location and the villa is amazing if your a light sleeper take your ear plugs! The local dogs seem to be let out at 10pm and have a full vocal session all night ! But thats us brits have to moan ! But doesn’t put us off returning very soon.
Locally the area has all you need. Well stocked Conad supermarket lovely restaurant cant remember the name but its in the house book doesn’t look much but wow the food is fantastic and the staff lovely. We Struggled with the launguage barrier in general in Italy something we need to brush up on before our next visit.
As a base for touring it is ideal, easy access to Rome via train or car & easy access to Naples and Pompei. You may wish to take some Valium or a spare pair of pants before venturing onto the Autostrada or the roads in general for the first time as it is an experience in itself.
One place I would recommend is the McArthur Glen designer outlet at Castel Romano really good stores that you don’t get in the uk and the prices were brilliant.
Overall a fantastic 2 weeks in a magnificent villa we will be returning in 2020.

The very heart of Italy
The villa is sat at the foothills and is ideally placed as a base. The train station at Sezze Romano has a large car park.
The Villa is very spacious and well presented. There are numerous shops and restaurants in the area. The best restaurant by far is Da Vittorio. This is the best Pasta I have ever tasted and the owner of the villa Maurizio, phoned the owner of Vittorio’s, to provide us with a bottle of bubbles on, our last night. A great touch. This is a very rural area and a true picture of Italy. We have already made plans for a return, as we have only scratched the surface of Italy. Roma is 45 minutes away and Napoli is circa 2 hours and the costs are very reasonable. A great find, cant wait to return in the summer.

Dream holiday
We have just returned from a wonderful week in Maurizio's villa. We loved the house - it was clean, spacious and comfortable, and the kitchen had everything we needed to prepare our own food. The local supermarket, Conad, is 5 minutes away in the car and is well stocked with all the items you will need.
The garden was the main attraction and the pool was used for hours every day by our children. (top tip - bring some inflatables!) It is clean, a good size and has plenty of space for sunbathing and relaxing. We were visited daily by six local cats who seemed to think they lived there!
The local area has lots of amenities, and you can get coffees, ice-creams, drinks , meals and pastries all within about 20 minutes walking distance of the villa. Further afield, I can recommend Sperlonga and San Felice Circeo for coastal day trips. The trains are exceptionally easy to use, so trips to Rome and Naples would be a great idea too.

Lovely villa
Stayed here during heatwave (43° temps) and having a private pool was the perfect way to keep cool
Its a Lovely villa with everything you need. Clean and well looked after. Used the bbq loads. Its a great location as a base. Lots of interesting villages around. We travelled to rome a couple of times on the efficient and cheap trains and took a 2 hour drive to herculaneum which was amazing.
Great little shops nearby... no one speaks English so it's good fun making yourself understood. Really friendly locals. Amazing restaurant, vittorios, within walking distance. So friendly with fantastic food. The anti pasti was amazing.
The only down side was the multitude of dog barking at night and the cockerals crowing in the morning. But it's a rural location and is worth putting up with. Thank you for a lovely holiday!

Clean and well kept. Owner is lovely.
I have to be honest. Although villa was very clean and nicely situated. We found that constant dog barking from several dogs in the neighbouring properties was a little tedious to say the least. This is obviously not a fault of the owner and cannot be held responsible for this. Lack of clean sheets supplied after first week. I will point out the owner is very attentive and is very quick at getting any problems sorted. I refer to TV control missing. Next morning caretaker was there with the control straight away.
In pictures this property looks brilliant. We felt it wasn't as private as it appears on the website I should also point out that we were very surprised and shocked to find a CCTV camera aimed at the pool when we arrived. Not really what you want to see when hiring a villa. It felt rather creepy at the time. I also would like to point out that whatever video was being recorded from CCTV we had no access to. When we queried the CCTV after our stay we were then informed that it was on at nighttime for security .I have to say that unfortunately we won't be returning to this property.

Wonderful holiday by the pool
Villa is in a lovely location. Very comfortable and has everything a family needs for a relaxing holiday. The pool and garden are stunning. Local shopkeepers and supermarkets are very helpful - our Italian is very basic. Weather was wonderful . Visited Rome on a very hot train journey. Very good night out at Vittoris. Erholsamer Urlaub abseits touristischer Hotspots
Gemütliches Ferienhaus mit gepflegter Außenanlage und tollem Pool. Abgelegene Lage, aber noch in Laufreichweite zum Einkaufen und Essen (klare Empfehlung Vittorio). Zum Strand (Empfehlung San Felice Circeo) ca. 45-60min. Günstig gelegen für Besuche nach Rom (am besten mit der Bahn) und Neapel (Pompeji, Herculaneum).
Wie hier schon erwähnt, sind die Hunde abends und nachts laut, in den Schlafräumen bei geschlossenen Fenster geht es aber.
Maurizio ist sehr schnell erreichbar und hilfsbereit.

Belle petite villa, propre et petites attentions pour notre arrivée...Belle terrasse, piscine et aucun vis à vis! Propriétaire à l'écoute et disponible! Appréciation en demi-teinte
La maison est fonctionnelle.
Je note 3 bémols :
- beaucoup de bruits extérieurs, tout d'abord les chiens ,nuit et jour qui aboient (Un chenil?) ,le voisin qui travaille le bois et les cris des enfants de la maison voisine.
- le ménage est très succinct : beaucoup de toiles d'araignée, des mégots autour de la piscine, l'intérieur des placards et tiroirs de la cuisine remplis de miettes, la vaisselle non rangée poisseuse ...
- le manque de soin : ampoules grillées, j'ai dû en changer une dans la salle de bain afin de pouvoir y voir clair, le porte serviette ne tient pas, le lave-vaisselle ne lave pas bien.
De plus nous avons passé une semaine sans climatisation car la télé commande était introuvable, je remercie le propriétaire qui a immédiatement envoyé un technicien. J'ai finalement retrouvé cette télé commande au fond d'un grand panier remplis de cartes et publicités, merci à ceux qui se sont amusés à cette blague stérile !!!
Sinon, je remercie la disponibilité et la réactivité du propriétaire ainsi que la personne chargée de l'entretien de la piscine pour sa gentillesse.

Super Wohlfühlunterkunft... aber nicht immer ruhig
Die Villa Sezze hat uns sehr begeistert. Alles was man zum rundum wohlfühlen braucht ist vorhanden. Ausreichend Platz, eine wertige Einrichtung, ein toller Pool, ein extrem schöne und großzügige Sitzgelegenheit draußen im Schatten, hochwertige Sonnenliegen… Erholung ab der ersten Minute.
Dazu kommt eine bezaubernde Umgebung mit grünem Bergpanorama, einer beschaulichen Kleinstadt (Seeze) mit praktischen Einkaufsmöglichkeiten und einer gemütlichen, romantischen Altstadt.
Einzig der jede Nacht wiederkehrende Lärm durch freilaufende Hunde hat unseren Aufenthalt leider nachhaltig beeinflusst. Wie in den anderen Rezensionen geschrieben hat uns diese Geräuschkulisse jede Nacht einen nicht unwesentlichen Teil unseres Schlafs genommen. Wer nächtliche Ruhe gewohnt ist wird sicherlich dringend Gehörschutz benötigen.
Dennoch würden wir die Villa Sezze jederzeit wiederbuchen, da uns unser Aufenthalt insgesamt vollkommen begeistert hat.
