Clean rooms, but worn-out motel showing its age

Best part up-front; the room itself was clean, smelled fine, bed was OK, pillows were OK, HVAC unit was quiet and worked well. So if all you care about is a clean room for the night this is an OK place. Problems: The hotels.com listing said "continental breakfast" but there was just coffee, so that was a lie (which I've asked hotels.com to fix). There's a huge sinkhole across the entire width of the rear parking lot of the motel, forcing guests to drive the wrong way when navigating the parking lots since the sinkhole is obviously impassible. The outside of the motel (facades, outdoor carpets) are old and worn out. The check-in clerk was grouchy. Free wifi was so slow that it was unusable.

Run down hotel with a font desk clerk who didn’t want to be there. Room was old, smelly and you could clearly hear talking in next room. Shower was disgusting. Fireworks went off around 1245am in the parking lot. We left as soon as we could in the morning.
