A Home to Relax and Unwind
The open-plan living and kitchen space gathers around a wood-burning stove, so autumn and winter evenings can be spent in front of the fire with the Smart TV and Netflix to hand. Room-darkening blinds in the bedrooms mean you can sleep in after a late night at the theatre. A private courtyard with outdoor furniture gives you somewhere to sit out in warmer months.

The Layout

• Living area: Open-plan lounge with teal velvet sofas, a wood-burning stove in a brick inglenook, and a Smart TV with Netflix.

• Kitchen: Full kitchen with oven, microwave, dishwasher, freezer, coffee machine, toaster and kettle, plus cooking basics and an oak dining table just off the lounge.

• Bedroom 1: King bed, the master bedroom.

• Bedroom 2: Double bed.

• Bathroom: Upstairs, with a curved bath, shower over the bath, and a heated towel rail under the skylight. A separate WC sits downstairs.

• Outdoor space: Private courtyard and garden with outdoor furniture. A washing machine and drying rack are provided for longer stays.

Location
Welford-on-Avon is a quiet Warwickshire village set among trees, paddocks and River Avon walks, with the Cotswolds close by and Stratford-upon-Avon a short drive away. A car will make this stay far easier, as public transport is limited and usually involves a walk plus a bus of 20 to 30 minutes. From here you are well placed for both riverside walks and Shakespeare`s Stratford.

Good to Know Before You Book
This is a working farm estate, so free-roaming hens and other animals will be found around the grounds. The two bedrooms and the bathroom are upstairs, reached by a staircase, with a WC downstairs. Check-in is from 3pm using a keybox, with full instructions sent on the morning of arrival, and check-out is by 10am. Parking is on site in allocated spaces by the barns, a short walk from the door. Smoking is only permitted on the patios and never inside, as animals are kept on site.

Extra charges
Pets are welcome at £30 per pet per stay, up to a maximum of 2, and should be included when you book. A few extras can be arranged, subject to availability, and requested after booking through a secure third-party platform: a log bundle at £20 each (one bundle covers 2 nights), a breakfast hamper at £40 per stay, and early check-in or late check-out at £20 per hour for up to 2 hours.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Please treat the space with care and leave it as you would hope to find it. Before you go, do start the dishwasher, pop any rubbish in the bins provided, and return the keys to the keybox.
