Welcome to Barton Cottage, a charming circa 1910s retreat nestled in the heart of the Blue Mountains. Blending shabby chic style with modern comforts, this cosy and well-appointed home offers the perfect base for your mountain escape.
Step inside and unwind in the character-filled lounge and dining area, styled with vintage touches and rustic accents. The fully equipped kitchen includes a dishwasher, microwave, and coffee plunger—ideal for preparing meals at home. A laundry/mud room with washing machine adds convenience for longer stays.
The cottage features three inviting bedrooms, each thoughtfully furnished with retro comfort in mind. A separate study/workspace provides a quiet spot for writing or working remotely. The vintage-style bathroom includes a beautiful claw-footed bathtub for long soaks, and a second toilet adds extra practicality.
Stay comfortable year-round with reverse-cycle air conditioning in the lounge and panel heaters in the bedrooms.
Outside, enjoy the leafy garden setting with a large fenced yard—perfect for pets. The front porch and rear undercover patio offer peaceful spots to enjoy your morning coffee or evening wine. There’s also outdoor dining and seating, plus off-street parking for added ease.
Located in peaceful North Katoomba, the cottage is just a 20-minute walk (1.3 km), with some uphill sections, to Katoomba Train Station. From here, you're ideally placed to explore the Blue Mountains’ bushwalks, waterfalls, lookouts, and the charming villages of Katoomba and Leura.

TELEVISION
• Live free-to-air channels are not available.
• On-demand channels and streaming apps can be accessed through the Smart TV using your own account.
EXTERIOR PAINTING
• Please note that the exterior of the cottage is currently undergoing a gradual repaint.
• During this time, some areas may appear freshly painted, while others may show signs of older, peeling paint.
• This notice will be removed once the repaint is complete.
• Updated exterior photos will be added upon completion.
FEES
• The base tariff includes 3 people; extra guests incur an additional fee per person, per night.
• Pet Fees are $25 per pet, per night, payable separately after booking.
• Electric car charging is $20 per use, payable separately after booking.
PETS
• Pets are charged at $25 per pet, per night, in addition to the reservation cost.
• Notify us if bringing pets; a payment request will follow.
• Pets must not use furniture, beds, or linens.
• Bring your pet's own bedding, bowls, and poo bags.
• Clean up after pets and ensure they do not damage property or disturb neighbours.
• A $60 charge will apply for any excrement left behind.
• Fines apply for breaches of these terms.
ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
• There is no dedicated EV port at the property.
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.
9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
• We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests.
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy.
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
