ACABANES is very flexible accommodation and can equally be enjoyed by a couple or by a large group.

ACABANES is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet.

It is full of charm and character, yet modernised to the highest standards with extensive facilities, and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.

The villa is very easy to reach including direct flights from all over the UK to Bergerac. Then a relaxed 20 minute drive to the villa.

ACABANES has been designed and equipped for outdoor living, with a large (11x5m) superb heated pool with retractable cover, which means it can be used as an indoor or outdoor pool.

We cater for all sizes of parties and can accommodate both the very young; the elderly; or those with limited mobility.

Extensive equipment is provided complimentary for infants and young children. There is no need to bring any of your babies or childrens equipment with you which means you have the option of flying to Bergerac or Bordeaux if you prefer.

ACABANES has extensive grounds of approximately three acres and has 5 terraces and a balcony. The outdoor areas are ideal for general relaxation and various sporting activities for all the family to enjoy. A large sports box is provided for guests.

The covered tiled terrace is ideal for BBQs, with table and chairs provided for 'al fresco' dining or just simply enjoying the views over the garden and surrounding countryside.

Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11x5m pool is surrounded by a very large sheltered terrace with many sun beds and parasols. The pool is fitted with a retractable telescopic pool cover.

Terraces;
1. 5x4m outside the downstairs Lavender bedroom
2. 6x4m outside the Green bedroom with an inlaid giant chess board
between these terraces and underneath the large balcony is timber deck with a dining area
3. Covered main terrace leading from the kitchen

Atmospheric lighting throughout enables the pool and terraces to be used late into the evening.

The gardens extend to over 3 acres with a fenced lower garden of 2 acres. This large garden is perfect for football with football goals, and rounders. There is also a supersize trampoline, childrens play area, Wendy House and boules.

Ground Floor
The focal point of ACABANES is a vast sitting room measuring 9m x 8m and which is open to a magnificent timbered 'cathedral' ceiling. This sitting room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in SMART TV, connected to a DVD and VCR. A championship pool table is also in the lounge area which our guests really enjoy and many tournaments are enjoyed late into the evening. There is a comprehensive Information Area with maps and leaflets. There are lots of board games for all ages for our guests to enjoy.

The kitchen and dining area leads from the sitting room. This area is 9m x 4m with tiled floors and oak fitted units. It also has a large Range Master dual fuel gas oven, microwave oven, dishwasher, washing machine and large fridge/freezer. The kitchen opens through double French doors, onto a partly covered tiled terrace. There is a Weber charcoal and gas BBQ, and table and chairs on the terrace ideal for dining.

Downstairs the two super king triple bedrooms Lavender and Vert, have adjacent en-suite shower rooms, with exposed stone walls, tiled floors and doors to their own terraces leading to the pool area. The Lavender bedroom has a SMART TV.

First Floor
There are two family suites upstairs; All 4 first floor bedrooms have air conditioning
The Rose Suite - Master bedroom with super king bed and sofa which can convert to a single bed plus a SMART TV. Smaller childrens room with a single bed and wooden cot. These 2 rooms share a large bathroom with shower and large Organic bath.
The Yellow Suite - Master bedroom with super king bed and sofa which can convert to a single bed. Twin bedroom. These 2 bedrooms share a bathroom with shower and bath.

All Master bedrooms have tea and coffee making facilities and all beds have high quality mattresses. Each guest is provided with a pool towel and 2 bathroom towels. There is Bedeck bedding throughout. There are Authentic African nets over all super king beds.

We believe we are different to other villa owners as we are continually investing in both the villa and the grounds to ensure our guests receive their best possible holiday experience. If there is something that you would like for your holiday that we do not have, please just ask and we will endeavour to purchase it.

We have also invested in our complimentary Concierge Service, which is very much appreciated by our guests as it strives to ensure they enjoy a stress free holiday. We have developed strong links with local business since we began and the Concierge Service is continually developing.

Many of our guests return for many more holidays, either on their own, with friends or with their expanding families. This has naturally developed with requests for us to arrange special occasion events during a holiday or even Special Occasion Holidays.
