- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.
- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.
- No RV or Trailer parking.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.
- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.
- You understand that your check-in instructions will be sent after successfully completing the guest portal.
- This cabin was built in the 1920's, so we want to make sure renters are aware of uneven surfaces that come with an older home.
- There is a dehumidifier in the property that must run at all times. Please do NOT turn it off!
- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BRINGING PETS INSIDE ANY OF OUR PROPERTIES!
- Please do not bring glitter, confetti, or anything like that to any of our properties.
- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.
- Due to our close proximity to the National Park, we have a large population of insects, including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking, you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.
- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following: - The “Minimum Age” to rent the Property is 25 years of age. - By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Cabin was rustic and charming with all the amenities we required. And it was very clean! Great location within a few minutes of restaurants and stores. Townsend is a great area to stay in to avoid the touristy areas and have some peace and quiet. We took day trips and had a wonderful time exploring the Smokies!

The cabin is rustic and secluded, but very convenient to Townsend and Cades Cove. When I reached out to the host with questions, I was answered almost immediately. Everything was as advertised. I also enjoyed the homey touches, such as handmade blankets and vintage furnishings and decor. I will definitely book this again.

The cabin was exactly as described. We wanted to be away from the hustle and bustle of the major tourist cities in the area. This spot was perfect. Townsend is a clean town with great access to the park. The food/ice cream options met our needs. The cabin was rustic and clean. We spent each night playing Uno Flip in the screened in porch. Washer and dryer was a big plus! We’d stay here again! Ps. Communication was friendly and timely. Very straight forward and easy to understand.

Disappointed that the fan didn’t work as well as the patio string lights. Was looking forward to hanging out on the patio in the evening. Since the thermostat was on a locked timer I had to stay up until 11:30 pm to change settings for the air conditioner so I could be comfortable during the night. We did end up leaving a day early.
Beautiful home; very clean and comfortable. The hosts were easy to communicate with. I loved the screened-in porch! It was very quiet and “in the woods”, but easy to access and not far from Townsend. I would definitely want to stay here again.

Cozy Rustic Cabin with Modern Conveniences
Cozy cabin with a delightful rustic feel. Modern conceninces were great (having WiFi was great for planning and looking up local places). The host was very responsive whenever we communicated. Excellent location for day hikes in the Smokies. Townsend is a very charming town. It would have been nice to have the patio string lights working (though the host did offer to send someone to check them out) but it didn't truly detract from our stay. Would definitely stay here again!
Property was nice, quiet. They could have done a super clean before we arrived. There was dead bugs on the counter & floor. Also, the screened in porch could have been cleaned.

Beary Relaxing Stay
This was a very clean, very comfortable retreat. This location in Townsend, the “Peaceful Side” of the GSMNP, was perfect. The cabin is 3/4 mile off the main road so it is close to everything, but peaceful and quiet. We even saw a mama bear and three cubs amble by one morning. Completely recommend!

Spring break trip
We stayed at the property for 7 days/6 nights. It was just the right size for me, my husband, and our twin 6 year old daughters. It had everything we needed to cook and make it our home away from home for the week. The cabin is located in the woods on a small partially paved road. Since I live in a city, I loved being secluded for a change.
We were in Tennessee visiting my mom who lives closer to Knoxville and we wanted a place in between her house and Pigeon Forge. This cabin was perfect. We were about 40-50 mins from Pigeon Forge and Gatlinburg. Plus we were really close to the entrance to the Smokey Mountains. I definitely recommend doing the scenic loop at Cades Cove.
