Convenient location near St Mark Square. Clean. Reception staff were not helpful, and sometimes rude. On arrival, Reception person made us go around the hotel outside and carry our heavy luggage up 4 flights of stairs. Meanwhile down the hall from reception was an elevator that could take us to the third floor! Another reception person exploded in rage when we tried to confirm a second time if it was possible to grab coffee before official breakfast opening time at 8 am because we had an early tour. Not friendly, not patient, not helpful.

The overall experience was slightly below average. The property didn’t quite match the photos, and there was an unpleasant odor in the room, likely due to the nearby canals. Staff service and breakfast were acceptable but unremarkable. The best aspect was the convenient location near St. Mark’s Square

We really enjoyed our stay. Hotel is near so many things we could just walk most of our time in Venice. The rooms were quiet and decorated with traditional Venetian decor. The breakfast was solid and staff were friendly.

The pictures listed of the rooms did not match what the actually looked like. Hotel was very run down. While it’s expected that rooms in Europe are smaller, this was extreme.

The floors and bathroom have been replaced those amenities worked. And I think the cleaning staff does their best BUT, it's an airless, lightless dungeon. The walls are icky - don't look up in the bathroom - and the room is hard to navigate... too much crappy furniture and an uncomfortable bed. Also, the windows open to a very narrow workers ally that has a million flys and little light, so it's noisy in the early morning and if you open the windows to get some fresh air - you get tiny biting flys that bite you at night. I came away with 1 very swollen eye and lots of red shoulder bites.

Do not stay here!! Absolutely horrible. Host and hostess were terrble to deal with. Zero customer service!! They made me feel that they were doing us a favor and allowing us to stay there!! Do not stay here. Our room #97 was located directly behind the front desk on the ground floor. The room had no windows that opened and bars on them. This room also looked out into the back alley which was disgusting. Very musty and moldy smelling because of no air ventilation. No air conditioning as it was turned off until June. When I asked for another room because there was no ventilation the host said open the windows. I then informed him they do not open which he was not aware of, this is after he said to me that this was a lovely room! The bathroom was a complete joke. The toilet seat was broken and the wrong size, so when you sat down you literally fell into the toilet. The shower head had more water leaking from the hose then what came out of the shower head, which in turn ran out onto the floor and out of the bathroom. Beause there was no ventilation the room became even more damp and musty!! Owner are clearly taking your money and not doing any maintenance!! Come on...replace the toilet seat and shower head!! They should turn this room into storage for lugguge, as everyones luggage was been stored outside our room in the tiny little hallway limiting access!! This place is a dump and we could not believe the room we had to stay in. A jail cell would have been better!! OMG!!

Room was big and comfortable, location was great, easy trip on the city ferry from the train station to the Rialto stop and an easy walk to the hotel from there. Breakfast was adequate, the only downside was the bathroom in our room had a pretty bad sewer smell. We kept the bathroom door closed and a window open so it did not affect the rest of the room. Would recommend.

The hotel was very basic, but was good enough for us. The only thing we would have like to have in the room was a kettle with tea bags, coffee sachets, mill & sugar. Also, bathrobe, sleeper, and toothbrush & toothpaste. There was a safe in the room, but it was not attached or screwed in to anything, which made us a bit unsure whether we should store something in there. The breakfast was very basic, but was it was good Enough for us. We felt safe in the area, and we would consider staying there again if we ever go back to Venice. I would recommend it to anyone, especially to those who has never been in Venice before, or first timers.

When we arrived, the receptionist was rude, unprofessional and gave us horrible instructions. She said our room was at the back on the first floor. She didn’t walk us there and we were lost, when we got to the building, it was not on the first floor. It had over 25 steps to a 2nd floor without an elevator and we had elderly with us & a ton of luggage. When we asked her to help us find it, she kept repeating “first floor” over & over. After 3 minutes she said I’ll take you but you have to wait. She made us wait 5 minutes for her and she wasn’t doing anything. When we got to our room, the door handle fell. We told them and they didn’t say anything about it. The air conditioner wasn’t working, there were tons of mosquitos that kept biting us all night. The only nice staff were the 2 ladies running the breakfast. The lady at the receptionist was the worse part of it all. We felt so unwelcomed and we’d never go back.

Hotel was centrally located near San Marco square, close to waterbus stops. Tons of restaurants and shopping in the area. Room was a nice size but decor had seen better days. One big problem was the room had a lot of mosquitoes and when I told the front desk attendant he said there was nothing they could do it about it. He did tell me where to find a supermarket to get mosquito repellent so I ended up getting 3 plug-ins for the room which seemed to help keep us from being eaten alive. Air conditioner did not cool the room, no matter what we tried and I closed the windows to keep the mosquitoes out so the room felt warm. Breakfast was quite simple, not much variety but good coffee. Mosquitoes are everywhere in Venice so I recommend you bring repellent.
