We stayed in Room 21 for 3 nights and it was a great base for exploring Venice. The property is minutes away from St Mark's Square and the Rialto bridge but feels secluded and peaceful. The apartment itself is great - very spacious and well-equipped, including stove, microwave, dishwasher and mini-bar fridge. The mattress was on the firm side though. The bathroom was also very spacious with double sinks and a large rain shower. The reception is only staffed during the day and the front entrance is locked after hours, but we contacted the property by email to inform them that we were arriving late at night, and they were happy to provide us with a digital key (via an app) to access the property and pick up the room key from the reception desk. The two women who were at the reception on different days were both very kind and happily attended to all our requests, including to borrow plug adapters and to have a later check-out (since no one was booked in our room the following day).

Amazing apartment in a great location. V clean and tidy. Valentina was very helpful with tips and suggestions. Highly recommended. If I had to gripe about anything it would be that mosquitoes were too abundant but not sure they could have done anything about that.

Amazing stay!

We had a fantastic stay in Venice, enhanced by the beautiful apartment and in particular, by the reception staff who couldn’t have been more helpful. They were friendly, welcoming, full of local knowledge of restaurants and the top places to visit, and the icing on the cake was the gift of croissants from a local bakery on two of the mornings we were there which were very much appreciated! I couldn’t recommend these apartments more highly!

This property, while nice, was unfortunately awful. I reserved the room because my friend and I decided to stay in Venice last minute. The property seemed nice, so I booked. Once we got in the room, it was nothing like the pictures showed. The room was supposed to have a bed and a sleeper couch which I pointed out to the girl who helped us. However, she said that was the only room left. My friend is 6’3 and roll up bed that they brought in was smaller than him so he was uncomfortable all night. I, on the other hand, had a great bed but the sewer smell in the room was so awful and kept me up all night. I had to open the window to be able to get some shut eye. I messaged the hotel but no one got back to me. Overall, this was one of the worst experiences I’ve ever had. I paid to be cold all night in a room that smelled like sewer and gave me the worst headache.

This was a great base for exploring Venice. It was close to San Marco and yet enough away to be quiet and not as hectic. Very enjoyable. There was a kitchenette. Refrigerator was mostly filled with minibar items.

Fantastic apartment, we didn’t use them but there were cooking facilities available in the apartment, bottled water supplied each day, croissants delivered warm to the apartment on the first day. Staff assisted with arranging water transport to and from apartment on arrival and departure. Fantastic shower, able to fit an adult on sofa in the lounge room if you have a 3rd guest

Wonderful location away from crowds but close to all the action. You can tell a lot of time, love and effort went into rennovations with top class facilities and decor. Paola and team were always there to help any nothing was too much trouble. Not cheap but value for money by Venice standards with lots of space to kick back and relax. Highly recommend the private boat transfer from and/or to the airport (which Paola will organise for you)

Stay was excellent. Valentina from the front desk called me the day before seeing if I needed to coordinate transportation to the hotel. She arranged for a water taxi and met me at the pier and walked us to the hotel so we wouldn't get lost. They had great recommendations for restaurants and called to get us reservations.

Paola and hotel staff were wonderful and really helpful. Rooms are beautiful, modern, and well thought through. Great location to everything. Unfortunately AC gave up in our room due to hot weather and we had to change the hotel but Paola and team helped us find a new really nice place and made sure our vacation was not ruined. Liked: Cleanliness, amenities, property conditions & facilities
Modern and stylish apartments 7 mins walk away from San Marco area. The apartment was spacious for our family of 4 and having a kitchen was a huge bonus. Grocery store is literally a 2 min walk, beautiful area with a lot of restaurants nearby. San Marco, Gondola ride, Rialto, ferry terminal - everything was 5-10 min walk from the apartment.
