The staff were nice and gave us a room on a higher floor as requested, but we found the property to be a bit tired, there were stains on the carpets in the lifts. I get the impression the hotel is used for big tours, daily we’d see groups of guests in the lobby with their cases. It wasn’t a very inviting place.

Rooms vary, our friends rooms were bigger and we reserved the same type of room. However, it may be the case for most hotels. We had a small issue and hotel tried to charge us extra, but the issue was resolved. Just pay attention during checkout.

The check-in was wonderful and smooth, and a gentleman helped us up to our room and set the heater for us and explained everything. The room was very clean as well as the bathroom and plenty of space for two people with a view of the canal.. We enjoyed the bar area and sitting area after having a nice dinner in the city center.. lots of nice areas to sit and relax. The hotel was very well located near San Marcos Square with minimal walking and right next to all the wonderful shopping… the breakfast room area was very large and the staff was wonderful. The front desk staff was very helpful and very polite, and even one of the younger gentlemen offered to walk up the street to show us where a restaurant he had suggested was.. I would highly recommend this hotel.

Staff were great, location in the middle of everything, breakfast good, lots of restaurants all around, room had some issues that I reported to front desk…black mold in bathroom, non working lamps and wall switch next to bed, no heat. It was 49 F out and front desk said heat was off because not season yet so room was chilly, they offered extra blanket. Water taxi to hotel canal dock except at high tide, otherwise porter service available and walk to main canal area. Water taxi 90 Euro, porter to transport luggage 20 Euro, so expensive, no car or road access, it’s Venice.
