The shower head was broken and sprayed everywhere. It got everything wet in the room. Maintenace came and fixed it the next day, but then the shower drain quit working. It flooded the whole bathroom and living area. When I went to the front desk and stated it was an emergency, they said they couldn’t do anything. I wasn’t put in another room, maintenance didn’t come by right away, and all my clothes were soaked. I couldn’t even shower (my mother was the one who showered and noticed nothing was draining). I asked for a refund and was told “I can’t do anything because my manager isn’t here”. There was no urgency from the staff. I was very disappointed in how we were treated.

Quiet location in a northern suburb with easy access to the 38 streetcar and the Oberdöbling S-Bahn stop. Grocery store next door and café adjacent to the lobby. Microwave, fridge, good lighting. Modern fixtures with a little bit of old-time elegance (as the name implies).

Its all good. The only issue is I had to move out as they are fully booked. I asked for the best apartments or even the smallest and they were booked solid for a week. I had to go to another place but will be trying to tske an apartment for a minth next week. Nice place. Sauna, cafe and all the nonsense one requires.

Rooms a bit smaller than I thought they would be. Beds slide on floor very easily when sat upon. Also lots of room noise from within the hotel, people moving furniture around etc. Bar area very pleasant, staff helpful and friendly.

Living Hotel Kaiser Franz Joseph was new in the 1980s when I lived in the Sieveringerstr, so I thought I'd give it a try. Then I needed to move the dates for my trip. Every other hotel in Austria accommodated me. This one gave me the run around for two weeks saying I needed to speak to a manager, but I was never able to contact one, nor was expedia able to, so I lost the money. Don't bother saying here, lots of great newer, better run places in the neighborhood.
