This 1,170 sqft completely off grid oceanfront home was designed for comfort and connection. The home has ample generator back-up so there is never a worry of losing power. Edgewater Sanctuary offers the perfect location to rest, relax and rejuvenate with the simple joy of off-grid coastal living.

Guest Access:

Guests enjoy exclusive access to the entire property, including the home, screened porch, oceanfront yard, fire pit, and all outdoor spaces. Free, private parking is available on the property.

Door lock codes and arrival details are provided prior to check-in for a seamless, contactless arrival.

Experience the unmatched peace and privacy of this secluded oceanfront neighborhood in Wareham. Edgewater Sanctuary sits directly on Buzzards Bay in one of the most private locations possible while still being conveniently close to local amenities. Step outside and enjoy immediate waterfront access for kayaking and fishing right from the front yard. Located in the Upper Cape, this quiet, off-the-beaten-path setting gives you the best of both worlds: true seclusion with easy access to Cape Cod’s beaches, dining, and attractions without needing to cross the Cape Cod Canal or dealing with heavy summer traffic.



Getting Around:

Edgewater Sanctuary is located in Wareham, MA in a quiet, secluded oceanfront neighborhood. The property offers ample private parking. You’re ideally situated to explore all of Cape Cod without the hassle of crossing the Cape Cod Canal bridges during peak summer traffic.



• Bourne Bridge: 15–20 minutes

• Nearest major grocery stores & pharmacies: 5–10 minutes

• Onset Beach & Shell Point Beach: 8–10 minutes

• Downtown Wareham & restaurants: 5–10 minutes

• Falmouth & Woods Hole (ferry to Martha’s Vineyard): 35–40 minutes

• Hyannis: 45 minutes

• Boston: about 60–75 minutes



A car is highly recommended to fully enjoy everything the Cape has to offer. The neighborhood is peaceful and residential with easy access to Route 195 and Route 25.

To ensure a peaceful and well-maintained experience for all guests, we ask that you observe the following:



✔ No smoking or vaping inside or on the property

✔ No events, parties, or gatherings (except by special request with explicit permission from host)

✔ No pets/ESA's (due to severe allergies and asthma, no pets/ESA's are permitted at any time)

✔ Maximum occupancy: 7 guests

✔ This is a 100% solar-powered off-grid cabin. While we have reliable power, guests should be mindful of high energy use during peak times.

✔ Beach towels, outdoor games, and basic fishing/kayaking gear are provided as a courtesy.

✔ The property is waterfront and subject to tidal changes. Please supervise children at all times near the water.



Maintenance:

As private homeowners, we do our best to have everything in perfect working order for your arrival. If anything occurs, please message us right away and we will resolve it as quickly as possible. Thank you for your understanding.



Weather:

Massachusetts weather can be unpredictable — even in summer — with occasional rain, fog, wind, or cooler evenings. We appreciate your flexibility.
