No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.
Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.
Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.
Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.
No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.
Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.
Pets Allowed
Pets are permitted on the property with prior approval and must be included in the reservation. Guests are responsible for supervising their pets, cleaning up all pet waste, and preventing pets from causing excessive noise, damage, or disturbances. Pets should not be left unattended unless safely crated. For the safety of all guests and neighboring pets, all pets must be kept on a leash whenever they are outside the property. Additional cleaning or damage caused by pets may result in extra charges.
Water Safety
The river is unfenced and may not be suitable for children. Adult supervision is recommended.
Air Conditioning
This home does not have air conditioning.
Fire Pit and Stove Fuel
Wood is not provided for the fire pit or the wood-burning stove. For October stays, guests may wish to bring a small bundle of firewood for use in the woodstove, especially during cooler evenings. Small bundles of hardwood are typically available at local grocery stores in the area. There is also a small electric heater in the bedroom for additional warmth.
Access
This is a single-story studio with exterior and interior steps to enter. A staircase is required to reach the yard and water.
Boats
The canoe and paddle boat may not be used on the other side of the bridge located to the left side of the property.
Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
